Hello, we found a floor plan and adapted it according to our wishes.

What do you think?

Note: The small window in the dressing room will be omitted and not installed!

Plot access is from the south.

A 15 m (49 ft) set-back must be maintained at the back.

Plot size: 627 sqm (6747 sq ft)
Slope: No

Number of parking spaces: 2 must be covered / garage is not required, a storage room is planned next to the utility room

Number of floors: 2 full stories, knee wall height 2.15 m (7 ft) from top of finished floor
Roof type: gable roof with a 28-degree pitch

Why did the design turn out the way it did?
Since the driveway is from the south, the orientation was not ideal anyway.
We didn’t want living rooms facing the street, so rather a west-facing layout.

We still need ideas for the bathroom on the upper floor.

Yes, you can definitely work with this.

First, I would flip the plan and move the house to the east so that you have the western sunlight in the living room and garden. But this is purely a matter of personal preference—some prefer to have the morning sun in the kitchen.

The staircase seems too long to me. It’s rare that someone plans too much space here. But 18 risers? Really? How high are the rooms supposed to be? If the staircase is shortened near the front door, it would also improve the entrance area. I have removed 2 steps in my example.

I would also increase the depth of the living room a bit (arrows).

I would also widen the bedroom a little. Even with 30cm (12 inches) less, the gallery will still look nice, but in the bedroom, you will have space for a large bed and room to breathe.

Door and window placements in the wardrobe and dressing room make these spaces almost unusable for furnishing—at least not for the intended or planned use. One might say that the dressing room and guest toilet have been given the best location. It would be better if the children's bedrooms were located there on the south side of the upper floor.

Overall, not bad, some of the pain points have already been mentioned.

I would generally find the storage space insufficient for a household of four people.

The gallery is nice and luxurious – the question is whether you can afford this luxury. On the upper floor, I would at least add a small storage closet and reduce the size of the gallery accordingly. A gallery loses a lot of its appeal if it is constantly cluttered.

Otherwise, I’m wondering where you plan to store all the stuff for four people. Various children’s wheeled equipment (and that tends to accumulate), possibly hobby equipment, garden tools, etc.

Will you at least have space for a garden shed?

The gallery is huge; since it doesn’t offer an open air space, I would consider whether it would make more sense as a regular room. Using it as a home office? If the children are always running through there to get to their rooms? I think that’s quite a risky approach.
Personally, a gallery only really makes sense to me if it’s openly connected to the ground floor. I wouldn’t necessarily call this a “gallery,” but rather a very large landing on the upper floor – and then the chic appeal is gone, so it’s worth considering whether another room would make more sense. But, as I said, that’s my personal understanding of a gallery and the idea that you shouldn’t spend too much square footage on circulation space (hallway).

One more thing I noticed: does the wall stub on the kitchen island serve a purpose? Otherwise, I would just place the island freely in the room and get rid of that stub.

A bench is planned under the window in the wardrobe area.
One wall would be enough for placing items here.

I have already passed on the point about the bedroom.
In the plan, it is now only 10 cm (4 inches) wider than our current one. I think having 30 cm (12 inches) extra here is beneficial. Thank you!
In the gallery, only a chest of drawers / filing cabinet with a desk is planned.
Due to the shift of the bedroom wall, the window will then be 30 cm (12 inches) away from the wall, but this is not a problem since the desk is intended to be placed here and natural light is needed.
On the opposite side, there will be 55 cm (22 inches) left over.

We still have the attic as a storage room.

If we close the wall towards the gallery to create an additional room, there will be no light on the staircase…

The staircase is this long in the plan because of the 2.75 m (9 feet) high ceilings downstairs. Upstairs, it is 2.67 m (8 feet 9 inches).
The stair builder will shorten it by one step; then, we will have a 1.45 m (4 feet 9 inches) wide passage to the wardrobe at the entrance, which should be sufficient.

We need the small wall in the kitchen for structural reasons.
It also serves as a small separation from the living area, which we found quite good.

Behind the carport, on the property boundary, a utility room with two sliding doors is planned.
About 16 sqm (172 sq ft). For bicycles, etc.
