Hello, we found a floor plan and adapted it according to our wishes.
What do you think?
Note: The small window in the dressing room will be omitted and not installed!
Plot access is from the south.
A 15 m (49 ft) set-back must be maintained at the back.
Plot size: 627 sqm (6747 sq ft)
Slope: No
Number of parking spaces: 2 must be covered / garage is not required, a storage room is planned next to the utility room
Number of floors: 2 full stories, knee wall height 2.15 m (7 ft) from top of finished floor
Roof type: gable roof with a 28-degree pitch
Style: modern
Number of occupants: 4 people
Office: family use or home office? Planned in the gallery area
House design
Who designed it:
- Planner from a construction company
- Do-it-yourself
What do you especially like? Why?
Heat pump
External blinds throughout the whole house
If you had to give up some details or expansions, which ones?
- Could you live without:
- Could you not live without: walk-through from dressing room to bathroom – straight staircase
Why did the design turn out the way it did?
Since the driveway is from the south, the orientation was not ideal anyway.
We didn’t want living rooms facing the street, so rather a west-facing layout.
We still need ideas for the bathroom on the upper floor.

We liked every model home we visited. That's why we chose that one. That's fine if it's a personal preference. For comparison: our living room is larger and we have a ceiling height of 2.65m (8 feet 8 inches). That's still comfortable. If you’re not taller than 2 meters (6 feet 7 inches), you’ll forget about it within a week after moving in. But it’s a good argument to negotiate if the price gets too high.
How do you access the attic? Only through a hatch? Then the storage space up there is hardly usable.

A seating bench is planned under the window in the cloakroom. One wall would be enough for us to place furniture there. tWhich wall do you mean? The one on the right side of the plan? If a wardrobe with a depth of 60cm (24 inches) even fits there – once there is a seating bench under the window, you wouldn’t be able to open the wardrobe.

We still have the attic as a storage room. How often per week will the staircase to the attic be lowered? And how much standing room do you have there?
Which door would the staircase block, preventing access to the rooms?

Behind the carport on the property boundary, a utility room with two sliding doors is planned. But that’s not for hobby equipment, right...
You are sugarcoating quite a bit here.
For me, the location of the guest toilet and dressing room alone would be reason enough to reconsider the design.
You mentioned the issue of orientation at the beginning. I wonder why this was not reflected in the floor plan?
Otherwise, with some adjustments to the windows and doors (not just placing them awkwardly centered, but thoughtfully... and also the terrace window on the north side makes the house appear unbalanced), this would be a good design for a north-south orientation.

Straight staircase, large utility room, no living spaces facing the street, kitchen/dining area facing the garden.
And the house must be located toward the lower part of the plot.
We have looked at many ideas; do you have any spontaneous suggestions?

Yes, it's difficult to combine everything. Especially the staircase, Get rid of the straight flight staircase, and suddenly even a narrow house works just fine.
