I am honestly shocked right now. Our construction company just informed me that they want 21.4% more money due to price increases in the building industry. At the moment, I am still stunned and can’t think clearly.

No. The basement has its own price per square meter. Only the additional construction costs, like earthworks, can vary significantly.
The typical price per square meter refers to everything directly connected to the house. That includes the kitchen, stairs, railings, floors, etc.
...Of course, a TV only counts if it’s mounted on the wall 😉

I see, and what would that be? I get an overall price for the house from the general contractor. Features like controlled residential ventilation are obviously itemized separately, but the shell of the basement is not! So, for example, I use 160m² (1750 sq ft) as the base area for the price per square meter, which includes a basement for about 70k. The basement’s square meters are obviously not included in this base area?

If I include the basement, it ultimately skews the result because the price per square meter in the basement is much cheaper than in the living areas.

Therefore, if I don’t know exactly what the basement costs, I can’t really make this calculation.

That’s why I count the kitchen directly as part of the building costs. Without a kitchen, there’s no house.
But you can debate that endlessly. It’s a complicated topic.

I agree... Definitely a complicated topic – the same goes for additional construction costs. There’s so much included there, everyone calculates it completely differently xD

I’ve never really found this type of calculation very meaningful and have never based my decisions on it.

The basement square meters are obviously not included in the reference area, right?

If I include the basement, it ultimately distorts the result because the price per square meter in the basement is much lower than in the living area above ground.

So, if I don’t know exactly what the basement costs, I simply cannot make this calculation.

I agree... It’s a really difficult topic — same with the additional construction costs. There’s so much included here that everyone calculates it completely differently xD

I never really found this calculation very meaningful and have never used it as a guide myself.

That’s why I just calculate everything all in xD
In the end, you need everything anyway

Question:
You received a quote for the shell construction with prices for steel, concrete, etc., back in January, right?
So why is it more expensive now if you accepted the offer?
I didn’t accept it in January because we changed the floor plan again. I compared the unit costs per quantity. For example, the price per ton of steel was €1.85 before, later €2.50, and so on.

Man, I’m really glad I didn’t calculate the price for the house anymore. I wouldn’t have been able to separate the slab foundation from the retaining foundation and earthworks. Just distinguishing these alone quickly adds up to over 1000€ per square meter (10.8 sq ft) of living space in our case.

@exto1791 you can try googling it if you find that so funny...
