I am honestly shocked right now. Our construction company just informed me that they want 21.4% more money due to price increases in the building industry. At the moment, I am still stunned and can’t think clearly.

There was an issue with quoting earlier, so here it is again:
Material prices have indeed dropped slightly, that’s true, but they are still far from normal levels. For our new roof, I specifically wanted wood fiber insulation boards because the inspector recommended them. Nice idea, but good luck getting them. Building supply stores only receive limited quotas from the supplier, which are already used up. Waiting times of 4–6 months. Many who urgently need this material don’t even ask about the price anymore. And if they do, you might get about 40 square meters, but I needed 340 square meters. I spent three days only making phone calls and finally managed to collect the material from four different suppliers. I found one online that listed a price of €9.60 per square meter (about $10.30 per square yard), but their offer ended up being €13.90 per square meter (about $15 per square yard). When I asked why the online price was different, they said they haven’t adjusted it in months (although it also says the product is sold out).

Somewhere else you asked about the forum for construction costs. I hadn’t found the right thread before, but now I have. Here it is. At least it also covers upgrades and so on. I haven’t read much further though, so I might be mixing it up. If so, just ignore this.

Based on the information I have gathered so far, I consider a price adjustment of 15.4% still acceptable. This is, of course, with the price guarantee having expired. And this is despite the fact that compromising is not really one of my strong suits. However, the construction industry is currently quite unpredictable, and I don’t know—or really believe—that it will improve significantly again. Prices might come down somewhat, but we won’t see the previous levels anymore. Naturally, it also matters what the 15.4% is being applied to.

And one more thing about painting work. We are having our walls finished to Q3 level and then wallpaper fleece is applied, which will be painted in colors of our choice. Wallpaper fleece has the advantage of being crack-bridging and it is very smooth, not like those rough textures with visible particles such as textured wallpaper.

We thought so too... Now, with a settlement crack, the fleece tore along with it. The advantage has turned into a disadvantage because, for the (visual) repair, the entire wall now needs to be sanded down and repainted. Today, I would no longer use fleece but rather a textured paint or something similar.

It probably also depends on the quality of the fleece. I looked it up: painter’s fleece (high-quality 100% pure and breathable fleece fibers) is a durable material for renovation work and reinforcement of all wall surfaces. It is best suited for drywall panels as well as all well-prepared wall surfaces.

Here, we use very expensive (at least in my opinion) Caparol AkkordVlies G130 White, a pre-coated, renovation glass fleece for interior use made from natural raw materials, designed to bridge shrinkage and drying cracks. It comes in rolls of 50x1m (50x3.3 ft) for 155 €, which is what we use.
