Hello,

We are currently planning a city villa and definitely want to include a double garage. This garage should be about 9 meters long (30 feet) with an attached outdoor shed for garden furniture and similar items, running along the boundary with the neighbor’s property (this is allowed in Schleswig-Holstein).

We want the side walls of the garage to be brick-faced just like the house, and the roof should have the same tiles as the main building. (It should look like one cohesive unit.)

But how do I plan such a garage if I don’t order it directly with the house? How do I know in advance what width to calculate? I am not allowed to leave a 10–20 cm (4–8 inches) “buffer” zone towards the neighbor’s property because I wouldn’t be able to use that space later. On the other hand, I don’t want a 20 cm (8 inches) gap between the house and the garage because that looks awkward. I would also like to have direct access from the side entrance above the utility room into the garage.

Why don’t you just order the garage at the same time? Do you want to build it completely by yourself? In that case, I would check for a suitable book at a library. Otherwise, look up a specialist company in the Yellow Pages. They can tell you the required width of the garage, the rest is simple math. How wide would you like it to be?

We are currently planning a similar project: an urban villa with an adjacent garage and a connecting door to the utility room. The garage should be larger since there probably won’t be a basement. So it needs space for a car plus several bicycles, a workbench, and room for winter tires, etc. Our initial estimate was 6 meters by 9 meters (20 feet by 30 feet). That seems quite wide to me, but we haven’t worked out all the details yet.

The question of the garage’s location on the plot will also come up. As far as I know, there has to be a minimum 3-meter (10-foot) setback from the property line for the house here; a garage can be built within this setback (Saxony-Anhalt; this is just my understanding, it may not be accurate or complete). To my knowledge, gutters and such must also be completely within my property boundaries. I would put a gravel bed in a 20cm (8 inch) border strip next to the property line—such stones prevent dirt from splashing onto the facade and reduce work later with plants or weeds. Beforehand, I would discuss the plans with my neighbor.
