We are currently still at the beginning of the planning phase and would greatly appreciate any suggestions for improvement.

Plan: Single-family home, urban villa, approx. 200 m² (2150 sq ft) with basement

Development Plan:
Plot size: 1080 m² (11625 sq ft)
Slope: Terrain profile shown in the images
Site coverage ratio: 0.3
Floor area ratio: 0.6
Maximum permissible wall height: 7.0 m (23 ft)
Maximum permissible building height or ridge height: 9.5 m (31 ft)
Maximum number of full stories: 2
General residential area
Maximum of two residential units per building
Orientation: It would be desirable to position the living/dining/kitchen area facing west and south (no further neighboring development possible to the west)
Ground level within undeveloped parts of developed plots may be altered by a maximum of 50 cm (20 inches). Exceptions apply for terrace embankments up to a maximum of 1.0 m (39 inches) allowed (maximum 30 m² (320 sq ft))
Access routes of at least 5 m (16 ft) length must be provided between garages/carports and public roads

Questions:
Any suggestions for optimizing the layout/orientation?
Slope of the terrain: What limitations might this cause?
Is a direct connection from the garage to the living area practical? Easily achievable?
Is a smooth transition from terrace to garden possible?

I am interested in the orientation of the house on the plot.
Otherwise, I would have the passage between the kitchen and pantry opened the other way around, as it is much more practical.
Why do you need three bathrooms? The third bathroom could be better used, for example, as a utility room.
A walk-in closet as a separate room is not my preference; I would design it as a walkthrough space to the bedroom.
Children’s rooms of different sizes always cause disputes, so I would adjust that.

What is your budget? A 200m² (2,153 sq ft) house plus basement in Bavaria will be expensive.

It's difficult to evaluate a floor plan without any measurements. At first glance, the straight staircase seems a bit short to me. What is the planned floor-to-ceiling height?

It would also be helpful if you could mark your house, garage, terrace, and driveway on your site plan.

In addition to what has already been mentioned: how is bathroom 3 supposed to be furnished? I find it a bit hard to imagine.

Bathroom 3 is planned as a children’s bathroom in the future, but since it is not needed initially, a later expansion is planned. Using it temporarily as a utility room sounds reasonable.
I have tried to incorporate some improvement suggestions and here is now a plan with dimensions (although the exterior dimensions are probably not accurate due to the consistently very thin wall thickness in this floor plan software; however, poor room layouts should hopefully already be recognizable here).
The positioning of the house on the plot will also have to be adjusted somewhat according to the garage positioning. So far, I am completely uncertain whether a double garage directly adjacent to the house is possible or sensible due to the slope.
Planned floor height: 2.51 m (8 ft 3 in)

A bathroom with multiple doors is always challenging when it comes to locking.

Perhaps the children's rooms side by side, and to the left side of the plan the utility room? This would create separation between the bedroom, children's rooms, and equally sized children's rooms.

The drainage for the utility room / children's bathroom will be tricky since it is directly above the living area.

The door swings on some of the doors could still be improved.

What are your plans for this layout?
If you are going to an architect, please do not show them the plan, but only provide a list of your requirements.
