Hello,
we are about to start the house construction project. After a lot of questions and considerations, we have now decided on a location. Currently, there are two building plots available. One of them appeals to me because, although the other is larger, the terrace would face north.
I have attached a few screenshots. We have already visited the plot. The size of about 829 m2 (8,920 sq ft) is sufficient, but in my opinion, there is one drawback: a hall on the other side of the driveway.
The house is set back towards the rear, and the garden would be at the front, facing the street. This means that unless we position or look slightly to the left, we would always be looking at this hall.
We want a corner plot, so this would be perfect. The street on the right side is also not much of an issue since the plot is slightly elevated in that direction.
I would just like to get some opinions, critical points, and considerations.
A big advantage I see is that there can be no disturbing neighbors opposite; however, even from the second floor, we probably won’t be able to overlook them. I would place the bedrooms and the living-dining area towards the back or side. The bathroom, kitchen, guest toilet, and utility room would be on this side as well.
The plot number is 8.
Thank you
Best regards
Sandra

:-) We are used to the fresh country air, so it’s not a problem at all. On the contrary, it’s nice not to have something directly in front of the garden.
In the Bavarian Forest, where we live, it is even more rural. Larger cities, like Regensburg or Straubing, are about 30 to 60 minutes away.

You need to feel comfortable, and with effective planting, even an urban plot can feel rural 🙂 I would first clarify whether the work in the hall generates a lot of noise... Shift work? Living next to a commercial kitchen. From 4:30 a.m. the pots start clattering, and the wholesale deliveries begin... Luckily, it's only a rental...
Yes, the development plan mentions something about the fence height being around 1.20 meters (4 feet). The other properties in the neighborhood don’t have any fences at all, but I think that’s also because there are no dogs in those houses... just because of our dog, we would need a height of about 1.50 meters (5 feet).
If this is definitely not allowed, we wouldn’t be able to take the property.

He is now 4 years old, a mixed breed from Romania, about the size of a German Shepherd. I think in a previous life he must have been a kangaroo ;-) I just want to fence the area quite high because then I can calmly do things inside the house, knowing that he can’t escape from the garden...
