we are about to start the house construction project. After a lot of questions and considerations, we have now decided on a location. Currently, there are two building plots available. One of them appeals to me because, although the other is larger, the terrace would face north.
I have attached a few screenshots. We have already visited the plot. The size of about 829 m2 (8,920 sq ft) is sufficient, but in my opinion, there is one drawback: a hall on the other side of the driveway.
The house is set back towards the rear, and the garden would be at the front, facing the street. This means that unless we position or look slightly to the left, we would always be looking at this hall.
We want a corner plot, so this would be perfect. The street on the right side is also not much of an issue since the plot is slightly elevated in that direction.
I would just like to get some opinions, critical points, and considerations.
A big advantage I see is that there can be no disturbing neighbors opposite; however, even from the second floor, we probably won’t be able to overlook them. I would place the bedrooms and the living-dining area towards the back or side. The bathroom, kitchen, guest toilet, and utility room would be on this side as well.
The plot number is 8.

What is being done in this hall, and how high is it? Is there a commercial or industrial area opposite? Personally, I would probably be bothered, especially by the likely commercial use. What if a sawmill is built there someday (just as an example)? How long have you been looking for a building plot? How many building plots are available in the surrounding area?

Phew, it’s hard for me to estimate the height accurately. But I think from the second floor, you either can’t see it or only just barely. It looks like a storage hall. The plot itself is located in a newly developed residential area. Behind the hall, there are only a few scattered houses and fields. I believe the village has fewer than 500 inhabitants, so it’s relatively small, with some agricultural activity.
We have been looking for about six months now. There are also plenty of building plots available in the next larger town, but there you pay around 100 EUR/m2 (about $110 per square yard). We want a more rural location, especially because of our dog. Therefore, this village would be perfect — rural, but only 5 minutes from the town and my workplace.
I also found two plots on BayernAtlas and plan to simply ask the farmers in the village. Maybe one of them has a building plot they would be willing to sell.

I would really think this through carefully. I don’t see why you would move to a tiny village just because of a dog. Even on the outskirts of a larger town, there are plenty of opportunities for walking.
Do you have children? In such a small village, there probably isn’t a frequent bus service to take the children to a bigger town for social activities. Also, the resale value of a house in a very small village is usually much lower.
Whether the building plot costs 60 or 100 euros per square meter (approximately 6 or 9 dollars per square foot) doesn’t make much difference—both prices are quite affordable.

We are currently living in the countryside at my parents' house and would like to keep it that way. For example, a bus goes to the next larger town (about 15,000 inhabitants), which can be reached by car in 5 minutes, so the distances are quite short. It’s not just because of our dog; we generally enjoy the peace and rural surroundings :-) No, we don’t have children, nor are any planned.

if you don’t want children, living in the countryside will definitely be easier. Otherwise, you would probably have to drive the children a lot because the bus doesn’t run often enough, may not operate late in the evening, or possibly not at all on Sundays. That can be very exhausting and difficult for the children, as their school friends likely live in the surrounding towns. Children usually want to do many activities in their free time (cinema, ice skating, shopping, sports clubs, etc.).
Similarly, in old age, you might have trouble driving and would possibly need to move again.
Our building plot is also in a rural town with 15,000 inhabitants. The surroundings include fields, meadows, and a protected water area with many bird species and storks. It doesn’t get much more rural than this, yet there is an indoor swimming pool, outdoor pool, cinema, restaurants, and so on – so you can combine the best of both worlds.

I don’t understand the concern about the view toward the hall: plant a hedge around your property, let it grow to 2 meters (6.5 feet), and create a nice garden to enjoy.
Regarding the upper floor: I’d rather look at a larger, consistent area than at multiple colorful things in the neighbor’s garden, including a playhouse, laundry, and flowers that don’t appeal to me.
Also, it’s important to remember that you’re moving into a rural setting: if there are agricultural buildings, occasional strong countryside smells, or loud noises due to farming activities, you should be prepared to accept that. 🙂
