Hello everyone,
I have now received the first offer for heating / plumbing / ventilation systems. Additional quotes are on their way but are unfortunately still taking some time.
Here are some basic details:
- Construction location: Bavaria
- Single-family house with 160 sqm (1720 sq ft) living area (ground floor, upper floor) plus basement (approx. 55 sqm (590 sq ft) heated)
- Air-to-water heat pump
- Central ventilation system
- 3 bathrooms (guest toilet, children’s bathroom, master bathroom)
The offer I have received is as follows:
- Heating, underfloor heating, pipework, thermal insulation: €34,200
- Sanitary rough-in installation: €12,800
- Ventilation: €16,500
In total, this trade would cost about €63,500.
As mentioned at the beginning, this is my first offer, and I would like to tap into your experience to better evaluate the price.

Like matte1987, we will probably provide the sanitary fixtures ourselves, but for comparison’s sake, we had everything quoted first. Supplying the fixtures ourselves would cost around 9,000 just to give you an idea of the “wholesale” price expectations from the supplier.
I find Zaba’s sanitary fittings quite aggressively priced: 4,600 gross for “official,” meaning “non-internet” prices, which is ambitious. Even better if it actually works out that way.
Otherwise, I think the heating system is acceptable, but the mechanical ventilation with heat recovery is way too expensive given that it doesn’t include the heat recovery unit. Of course, Vallox probably charges a premium for its brand compared to other manufacturers. Just for comparison: our Zehnder ComfoAir Q350 is close to 12,000 – with KNX interface and Tecanno 125 ceiling-mounted supply and exhaust air vents.
Our bids ranged between 60,000 and 66,000 (gross), each including Alpha Innotec – no one wanted to offer the Ochsner unit we requested, no idea why. However, statements are promised on why the Ochsner is not offered. Otherwise, Novelan and Alpha Innotec are comparable; if I remember correctly, the hardware in Novelan units also comes from Alpha Innotec.

If I add those costs on top, the heating system and so on already costs me almost as much as my shell construction. Then you got a good deal on the shell construction. For this scale, under 100,000 nowadays is already a good price.

If I roughly calculate (assuming gross prices):
65,000 minus drilling: 50,000
10,000 for controlled mechanical ventilation: 60,000
3,000 for the bathtub: 57,000 => certainly not a bargain, but quite acceptable.

You were lucky with the shell construction costs. For a budget under 100,000 it’s a good price nowadays.The 4,600 gross will be removed and replaced with better sanitary equipment. Fortunately, not everyone likes tiled showers or concealed fittings. We both consider rain showers to be a waste of money. Still, I estimate around 10,000 gross for sanitary fittings alone.
Plus shower enclosures costing x (USD).
I honestly don’t know what I’m doing wrong… (maybe this doctoral thesis on the specifications from my HVAC planner is partly to blame)

- Pipe insulation €2,100
- Sanitary installations for 3 bathrooms €22,400
- Geberit GIS system €6,700 (too expensive for me… I plan to dismiss the architect and do it conventionally)
- Exhaust system with supply air overrun €3,800

I find all of this, especially compared to what I’ve read here, very expensive for a 200sqm (2,150 sq ft) house without a lot of extras. That’s about 20% of the total building costs. The architect had planned about 13% at €58,000.
However, some of the company quotes are quite surprising… including one that matched the HVAC planner’s cost estimate with around 700 items at 100.00% accuracy!!!
In the meantime, I have already removed a cistern, the GIS system, and things like a lift station (not necessary), and I have made the kids’ bathroom optional (can be added in a few years).
