ᐅ Is an offer for heating, plumbing, and ventilation really this realistic?

Hello everyone,

I have now received the first offer for heating / plumbing / ventilation systems. Additional quotes are on their way but are unfortunately still taking some time.

Here are some basic details:
- Construction location: Bavaria
- Single-family house with 160 sqm (1720 sq ft) living area (ground floor, upper floor) plus basement (approx. 55 sqm (590 sq ft) heated)
- Air-to-water heat pump
- Central ventilation system
- 3 bathrooms (guest toilet, children’s bathroom, master bathroom)

The offer I have received is as follows:
- Heating, underfloor heating, pipework, thermal insulation: €34,200
- Sanitary rough-in installation: €12,800
- Ventilation: €16,500

In total, this trade would cost about €63,500.

As mentioned at the beginning, this is my first offer, and I would like to tap into your experience to better evaluate the price.

What do you mean by your own labor? Are you doing the piping and installation yourselves? How are you handling the refrigerant for the air-source heat pump?

Yes, even piping and similar tasks are considered simpler work and labor that I do myself. By "support," I mean my brother-in-law, who is a heating technician and provides guidance as well as makes the connections. However, he does not do this completely "for free"; his work is included in the amount mentioned...

By the way, I also find your offer rather expensive; you should definitely get more quotes... and to avoid giving the installers too much extra work, you should provide them with the same or similar equipment specifications.

Have you already chosen the plumbing fixtures? For example, we visited three different suppliers, and the prices for visually similar products varied by as much as ±10,000 euros. Your bathroom planner should ideally help you avoid selecting "luxury" items everywhere, but unfortunately, not everyone is capable of that.

We paid about 65,000 euros (same equipment as you) including two bathrooms with walk-in showers, wall heating in both bathrooms, and all plumbing fixtures (including bathroom cabinets).

I believe the variation in equipment is too high to compare the totals directly. Therefore, it might be more comparable if you exclude that factor. For example, what does bathroom furniture mean? Ikea Godmorgän (very good and affordable) or the very expensive stuff from Duravit, VuB, etc., which you can get more customized and cheaper from a cabinetmaker.

I received some quotes today and can post them in detail tomorrow. But at first glance: from 60,000 to 90,000 (€) for heating, plumbing, ventilation, and equipment all included. The same equipment (since it's a bill of quantities) is between 10,000 net and 14,000 net – wholesale 14,000 net.

Reuter for comparison: 7,500 € net (but without installation).

You’re lucky, those are definitely very favorable conditions that allow for significant savings.

This is really shocking... we paid just under €30,000 for heating and plumbing, including ceramics and furniture...
That’s for everything: 175m² (1900 sq ft) of underfloor heating, a total of 3 bathrooms, 2 showers.
I’m really stunned by the prices being asked here.
The ventilation is extra, but I’ve prepared for that, and so far it has cost €2,600.
