Hello everyone,
I have now received the first offer for heating / plumbing / ventilation systems. Additional quotes are on their way but are unfortunately still taking some time.
Here are some basic details:
- Construction location: Bavaria
- Single-family house with 160 sqm (1720 sq ft) living area (ground floor, upper floor) plus basement (approx. 55 sqm (590 sq ft) heated)
- Air-to-water heat pump
- Central ventilation system
- 3 bathrooms (guest toilet, children’s bathroom, master bathroom)
The offer I have received is as follows:
- Heating, underfloor heating, pipework, thermal insulation: €34,200
- Sanitary rough-in installation: €12,800
- Ventilation: €16,500
In total, this trade would cost about €63,500.
As mentioned at the beginning, this is my first offer, and I would like to tap into your experience to better evaluate the price.
I look forward to your answers!

Hello everyone,
a quick update from me:
After receiving several quotes around 60k or more, I finally awarded the contract for heating, plumbing, and ventilation for 43.5k (approximately 43,500) euros. (Viessmann heat pump, Zehnder ventilation).
So, it definitely pays off to search and get multiple quotes. You can’t even buy the sanitary fixtures online at a price low enough to make up the difference.

I would always be very cautious when someone stands out like that. But the German Michl is simply committed to the motto “being cheap is cool.” The contractor also has to buy materials, pay employees, and still make some profit. For almost 20,000!!! less than the competition?
Something doesn’t add up...

Ikea Godmorgän (super good and affordable) Anyone who calls cheap foil-faced fronts super good or even just good has no clue about furniture. Especially in the bathroom, that is completely unreasonable.
Personally, I had the impression that the heating contractors I contacted were more than fully booked. They probably thought: I don’t really need another job – but if the customer pays amount x, then I’ll do it.
My heating contractor is a local, well-known company. So I don’t see what I could have done wrong.
By the way: I’ll leave the German Michl uncommented. It would probably be more like the Bavarian Sepp anyway...
