Hello everyone,
I have now received the first offer for heating / plumbing / ventilation systems. Additional quotes are on their way but are unfortunately still taking some time.
Here are some basic details:
- Construction location: Bavaria
- Single-family house with 160 sqm (1720 sq ft) living area (ground floor, upper floor) plus basement (approx. 55 sqm (590 sq ft) heated)
- Air-to-water heat pump
- Central ventilation system
- 3 bathrooms (guest toilet, children’s bathroom, master bathroom)
The offer I have received is as follows:
- Heating, underfloor heating, pipework, thermal insulation: €34,200
- Sanitary rough-in installation: €12,800
- Ventilation: €16,500
In total, this trade would cost about €63,500.
As mentioned at the beginning, this is my first offer, and I would like to tap into your experience to better evaluate the price.

I did that myself, so the planning was done by Lüftungs.net. I purchased the shell components from them and installed them on the precast concrete slabs according to their instructions. Well, but the original poster requested a complete quote without any DIY work...
You can’t really compare the price of a self-built Ytong kit house with a turnkey offer from a general contractor...

Maybe the Geberit DuoFresh, but those will probably be removed since the mechanical ventilation system will have to handle the odors. we just received the quote for heating/ventilation/plumbing from the first craftsman contacted by our architect, and we are rather “not so pleased” with the prices :-(.
What do you think, are the prices overpriced or reasonable?
Basic information:
150sqm (1,615 sq ft) living area without basement over 2 floors, 1 bathroom and 1 guest WC, KfW55 standard
Total gross price: 59,300
The quote includes the following individual items (net prices):
Total net price: 49,830
Sanitary fixtures are not included. They could be purchased separately and installed for 1,800 net.
I would appreciate your opinions. Thanks!

- Washing machine connection, utility sink, other connections in the utility room 750
- Pipe installation to kitchen from main line 470
- Water softening system BWT AQA perla 2,560
- Shower channel 580
- Two frost-proof outdoor taps including piping 800
Total net price: 49,830

That’s fine. It could be around 2,000–3,000 EUR cheaper in total, but the architect will recover that for you during price negotiations; 5% is usually possible, sometimes with a discount. And you have the major advantage of being able to source the materials yourself, which is actually a benefit that should be taken into account.
