Hello, we have purchased a plot of land – unfortunately, due to a strict zoning plan, it is not possible to build very large.

The floor area ratio (FAR) is 0.15 on a plot size of 926m2 (9970 sq ft).

Basically, two floors are possible!

The architect’s design is attached. The left part of the house is the existing basement with a new structure on top and the connection to an extension via sunken steps.

Do you possibly have any ideas how we could still include a guest room of 10–11m2 (108–118 sq ft) without giving up the walk-in closet?

We would also like to add a second level in the children’s room to create more space – our architect has asked us to gather our thoughts, but I’m a bit stuck and would appreciate any creative suggestions.

Note: the left part, apart from the basement, will be demolished and rebuilt – due to the difference in height (raised basement) there are sunken steps leading into the single-story extension.

This is not compatible with the architect’s idea of extending a bungalow or creating the buildable space as a split level.
However, it is better this way, as the basement can be fully utilized and used as a foundation.
Long story short: you are not allowed to add another full storey.
But you are allowed to convert the attic.
If you can find space for a staircase, you could either have a steeper roof pitch or a knee wall, so that living space is created under the roof.
The original Okal house roof pitch actually fits well with the house type, or with the kind of house it was supposed to be.
Therefore, for example, you could 1. only raise the upper half of the roof on the plan side, so that one or two rooms can be arranged there. A third gable would be created in the middle of the house, forming an offset between the roof surfaces, which many people equip with continuous windows.
Alternatively, 2. you could take the lower split level and try to add another living area above it by keeping the entire roof at the same height, thus creating space above the living area.
For both options, you could take one meter (3 feet) from the children’s room on the hall side and build a staircase there. The then smaller children’s room can later become a guest room or office, and the child moves to the attic level.

Hello, yes, that was also a consideration – possibly creating access through the walk-in closet, so that you might be able to create a space above the bedroom.. I still can’t quite imagine it.

I would probably plan the complete finishing of the roof. Knee wall around 1.20m (4 feet), and then make sure it doesn’t become a full story. Child’s room on one side, additional room on the other side. But for that, you would also have to rearrange everything downstairs.

Convert the roof above the bedroom into a guest snoring nook and use a space-saving staircase or ladder, for example, from the hallway with some bathroom space starting at 1.5m (5 feet) height.
Keep the ceiling in the children's room at roof height to create space for a loft bed, as long as falling out is not an issue.
The architect's design looks comfortable and well suited for living to me.

Have you calculated what it would cost to completely demolish the old house and build a new one with a ground floor and an upper floor? You are investing a lot of money in an extension and rebuilding, but you still end up with a compromise solution.
