Hello,

I need your advice and support. Attached you will find our plot of land that we want to build on. It is a north-facing plot, bordered on the left and at the back by a tall hedge.

According to the development plan, the eaves side should face the street, and the red shaded area is designated for a carport, garage, etc.

How would you position the house?

Why don’t you move the garage or carport to the southeast corner? That way, there will be more space in the preferred southwest area.

...because building a carport close to the boundary is not permitted there.

Unfortunately, for reasons unknown, the local authority did not consider the builder’s interests.

On top of that, I have to leave at least 3 meters (10 feet) of space to the right and above.

For what purpose? For the house? In this case, the boundary setback requirements are no different or more restrictive than for any other house construction. This actually makes planning easier, which is an advantage for you and other builders as well.

It’s hard to imagine if your neighbor were allowed to build directly on the boundary line!

The bend must be kept clear about 3 meters (10 feet) upward and to the right by a green strip.

I'm also quite glad that my neighbor’s building zone starts only 5 meters (16 feet) away from the property line.

Unfortunately, I’m still debating whether to place it all the way to the left and then put the carport/garage next to it as a privacy screen. That way, we would be truly undisturbed to the southwest or south.

I have one more question. My neighbor’s plot is about 1 meter (3 feet) higher than mine. What should I definitely take into account when planning the house height here, regarding protection from rainwater, etc.?
