It is always helpful to upload such image files as pictures 😉 … I have done that for you.
Where does the property end? Before the green bend? And do the red areas on the left lie along the property boundary?

I am 34 years old, married, with one child aged 4 years.
About our building project:
The plot of land has already been purchased. We plan to build a single-family house of 160 sqm (1720 sq ft) with a pitched roof (roof pitch 45°) next year. According to the development plan, we are only allowed to build with the eaves facing the street.
The plot is located rather to the north. On the right side, there is a hedge about 2 m (6.5 ft) high, which, according to the development plan, must also be preserved. Behind the hedge is a road with a 30 km/h (18.6 mph) speed limit zone.
On the left side is the neighboring property. The area shaded in red is designated for carports, garage, etc.
