for our new construction project, we would like to build a double garage or a double carport with a storage shed that has direct access to the house.
How is this regulated in Lower Saxony? A 6x9m (20x30 feet) boundary construction is allowed without the neighbor’s approval, right?
However, I think I heard that a maximum of 36 square meters (387 square feet) of usable area is permitted, and with 6x9m (20x30 feet), that would be clearly too much.
So what is correct?

If I understand this correctly at a glance, there are two limiting factors: on one hand, the total area of 36m² (387.5 sq ft) and on the other hand, a distance of 9m (29.5 ft) from the property line.
If you deviate from or exceed these limits, you will need the appropriate building permit / planning permission. Important: if the garage is not built directly on the property line and maintains the minimum setback (usually 3m (10 ft)), then you can build larger without involving the neighbor.
This is not guaranteed advice.

Finally, I can answer something!
We are building a 9x6 m (29.5x19.7 ft) garage directly on the property line. The 9 m (29.5 ft) side is along the boundary with the neighbor.
The building permit / planning permission has been approved, so everything should be legal. Lower Saxony, district of Hildesheim.
