for our planned new build, I would like to automate as much as my budget allows. A central control system (touchscreen/app) for blinds, underfloor heating, and possibly indoor/outdoor lighting. Since I’m not familiar with this topic, I have two basic questions:
1). What approximate costs should I expect if about 170sqm (1,830 sqft) of living space including bathroom, toilet, hallway, 4 living rooms, and garage are to be automated? Of course, I understand you can’t give me an exact estimate.
2). How should I best approach my planning? Since I assume my budget won’t cover everything at once, I want to at least make all necessary preparations during construction. That way, I can add features later without having to open up walls. Sort of like preparing the roof for solar panels in advance…

In my opinion, you need to distinguish between two things. If the roller shutters automatically go up at 8 a.m. and down at 6 p.m., that is automation, regardless of which system is doing it. However, this is quite basic and therefore not really "smart home."
If a system controls the roller shutters based on the season, the sun’s position, room temperature, and wind (storm conditions for blinds), then it is more intelligent.
Both are automatic, but the quality differs, and the requirements for the system become more complex.

Yes, that is generally how it is done... one is called automation and the other integration...
However, since smart home is not a protected term and every homeowner and general contractor understands something different by this term... it is easier for now to just talk about "automation"...

I’m also a supporter of the KNX system.
I can only agree with Mycraft. I use KNX myself and, as Mycraft mentioned, there are bus cables and flush-mounted boxes with bus cables installed at all kinds of places, even unusual ones. In every room, there is a socket near the door at 2.0m (6.6 ft), one at 1.5m (4.9 ft), and the standard one at 1.15m (3.8 ft). If I want to install a motion, light, or any other sensor later on, I just open the box and add it. The extra effort is minimal.
Regarding costs, I also agree with Mycraft. The ‘expensive’ aspect of KNX only appears when you start adding fancy extras. Basic KNX sensors (such as switches, thermostats, etc.) cost around 80-120€ (about $90–135). What you can do with that far exceeds what’s possible with traditional systems. And if you want things like ‘central off,’ ‘central blinds control,’ multiple switching in hallways or stairwells, etc., the traditional setup becomes more expensive than KNX.
And if you have some extra money, you can install a Synohr system and talk to your house: a status gadget costing 900€ (about $1,000). The experience is priceless!! When you’re in bed and say, ‘James, bedtime scene,’ the blinds close, the lights dim slowly, soft music starts playing in the background, and the alarm clock is automatically set based on your calendar entry!!!Interesting perspective! Maybe we can exchange ideas sometime? I’m currently planning my build, and these concepts are very timely for me.
