Good: large living area

What is the most important/basic question about the floor plan summarized in 130 characters?
- Where could it still be optimized? Would you recommend different window dimensions or sill heights?
- What do you think is poor or what would you do differently?
- A partition wall will be added in the walk-in closet. That would theoretically allow watching TV from the bed. I am considering a lightweight wall. I plan to place a 211cm (83 inches) Pax combination wardrobe in the closet. The closet is planned with a raw width of 218cm (86 inches). Do you think 218cm is enough for the Pax once the walls are plastered, or how wide should the rough dimensions preferably be?
- Is the hallway on the ground floor too narrow?
- Would you raise the ground level? The house would be 40cm (16 inches) below street level. If I build a terrace into the garden, it would be about 1m (3 ft) difference. You could raise only the house level, resulting in approximately 1.6m (5 ft) difference between terrace and garden. I don’t know anyone living below street level. Raising the garden would probably not be allowed without permits, and affected neighbors likely wouldn’t agree. On the sides of the house adjacent to neighbors, raising is permitted only up to certain limits. I am overwhelmed with the decision.
- Do you have any ideas for arranging the sofa differently and placing the TV sensibly? My husband doesn’t want the sofa back facing a window. I still need to get used to placing the sofa in the middle of the room.
- Is the kitchen size sufficient for a nice kitchen with an island?
What do you think about the floor plans?

We would move the staircase up by 20cm (8 inches), which would make the lower rooms larger. Now you want to rearrange a few centimeters again *sigh*

Or do you already like the current layout? (in which post) did I miss a fixed external dimension? – I don’t understand all the splitting of centimeters.

All neighbors are only a few meters (yards) away, and you don’t want to feel like you’re sitting in a glass house. In addition to the curtains mentioned, you can also apply window films or have specific sections of windows covered afterwards at a low cost, for example, in a frosted glass look or with a mirror effect. This lets light in while preventing any details from being seen from outside.

(in which post) did I miss a fixed exterior dimension? — I don’t understand all this fuss about a few centimeters. I don’t understand this. I actually think it’s positive that we no longer stick to the 4.50 m (15 feet) in the living area and have realized that the master area upstairs didn’t come out well below that. Isn’t it nice that we now want to make some adjustments?

I actually see it as a positive that we no longer stick to the 4.50m (15 feet) in the living area and have realized that the parents’ area upstairs didn’t work well with less space. Isn’t it nice that we now want to redistribute a bit?The elephant probably meant why not simply increase the overall building size somewhat according to the space requirements instead of just shifting space back and forth between rooms.
That’s exactly what he means. 11ant comes from a family of butchers. Just imagine the meat counter, where the customer always answers the question "Would you like a little more?" with "Yes, but then something has to be taken away from the previous type." That would take forever.

Shiny86 schrieb:Redistribution is something for dreamers of socialism; a floor plan first has to work and then appeal visually. The only condition he has to meet under the constraint of a tight build window is to stick to an exterior dimension budget. I haven’t found this condition here (maybe I missed it?) and therefore can’t understand the constant focus on it. So where exactly in the rule book is this fixed overall dimension specified?
Isn’t it nice if we want to redistribute things now?

Hello, the new drawings are here. What do you think?
We are backfilling around the house, but unfortunately, the garage will be 1m (3.3 feet) below the level of the house.
I’m not completely satisfied with the plumbing layout in the bathrooms. I want to manage without shower doors made of glass. Somehow, I had imagined it differently. Do you have any ideas for the bathrooms on the upper floor?
The window arrangements have all been changed as well. What do you think about the directions in which the windows and doors open?
I’m grateful for any suggestions!
