Hello everyone,
the two of us have purchased a gallery apartment of about 125m2 (1,345 sq ft) in Bavaria.
The building is an eight-unit complex, and we share the attic floor with another owner.
The apartment has on the "ground floor":
- open living area with stairs to the gallery 57m2 (minus sloped ceiling approx. 51m2 (550 sq ft)), ceiling height here approx. 5m (16 ft) at the ridge
- hallway 7.8m2 (84 sq ft)
- bathroom 8.8m2 (95 sq ft)
- office/guest room 8.8m2 (95 sq ft)
- bedroom: 19.1m2 (206 sq ft)
- west-facing roof terrace
On the attic floor:
- open gallery approx. 10m2 (108 sq ft)
- office approx. 10m2 (108 sq ft)
The 2m (6 ft 7 in) line is marked.
For the gallery, we imagined an open staircase (possibly white) with a handrail only on the wall side, so it doesn’t feel bulky in the room.
I’m uncertain whether the lack of a guest WC and the somewhat small hallway will bother us or be inconvenient in the long run.
Additionally, I would appreciate other opinions on the floor plan regarding its practicality and logic. 🙂
What do you think about the windows? Are they sufficient?
We are still in a construction phase where changes are possible. Therefore, I’m open to any feedback, and maybe someone will spot something we have overlooked.
Best regards

Yes, unfortunately, there isn’t much that can be done with the upper part. With a 5-meter (16-foot) gable wall, I would have expected a large window front even on the north side. But there are only very small window openings at the bottom and top. Kind of a shame. For the staircase, I could imagine a folding staircase attached to the wall, like the ones from Klap - ster.

And/or if you do find some use for the space under the roof (personally, I already consider it a small emergency spot), then go for a simple staircase, but not one at folding ladder level. Any folding ladder would still be way more comfortable than the planner’s joke.

Sorry, I can’t edit anymore. This kind of staircase simply doesn’t work here; it probably has to be spiral at the top, or I’m not seeing the plan correctly. Still, thanks for pointing out this ingenious product – even if I agree that unfortunately it doesn’t fit here.
