Hello everyone,

the two of us have purchased a gallery apartment of about 125m2 (1,345 sq ft) in Bavaria.
The building is an eight-unit complex, and we share the attic floor with another owner.

The apartment has on the "ground floor":
- open living area with stairs to the gallery 57m2 (minus sloped ceiling approx. 51m2 (550 sq ft)), ceiling height here approx. 5m (16 ft) at the ridge
- hallway 7.8m2 (84 sq ft)
- bathroom 8.8m2 (95 sq ft)
- office/guest room 8.8m2 (95 sq ft)
- bedroom: 19.1m2 (206 sq ft)
- west-facing roof terrace

On the attic floor:
- open gallery approx. 10m2 (108 sq ft)
- office approx. 10m2 (108 sq ft)

The 2m (6 ft 7 in) line is marked.
For the gallery, we imagined an open staircase (possibly white) with a handrail only on the wall side, so it doesn’t feel bulky in the room.

I’m uncertain whether the lack of a guest WC and the somewhat small hallway will bother us or be inconvenient in the long run.
Additionally, I would appreciate other opinions on the floor plan regarding its practicality and logic. 🙂

What do you think about the windows? Are they sufficient?

We are still in a construction phase where changes are possible. Therefore, I’m open to any feedback, and maybe someone will spot something we have overlooked.

Okay, that reassures me.

The living room, dining room, and kitchen are spacious.
And our bedroom is 17 m² (183 sq ft), which is more than enough for us.

That all seems fine as it is. Why have a toilet if you already have a bathroom accessible? Or do you need to be able to go to the toilet yourself when the guest leaves?
For the attic (and also the main level): have you ever considered drawing everything out and arranging it yourselves? Using your own furniture? It seems to me that we have no insight into the attic because it doesn’t exist yet?!
When you draw the lines yourselves, you can also make better use of the rooms.

I guess it’s more about guests not necessarily having to encounter the owners’ toothbrush, denture adhesive, and underwear.
The bathroom always has to look tidy when guests come. On the other hand, it’s usually just family and friends visiting anyway. I wouldn’t mind...

I can easily imagine the living space with plenty of height and an open feel.
Enlarge the bathroom, add a guest toilet* and do without the office storage room downstairs.
Create a nice guest area and your office upstairs.
Consider planning for air conditioning if you are sensitive to heat. Under the roof in a densely built area, it can get especially warm.
A large window from the upstairs office overlooking the living area could be a nice touch. It provides light, connection, and cross ventilation...

*Guest toilet – I like this certainly non-essential luxury. I find it particularly comfortable as a guest not to have to intrude on my host’s private bathroom. As a host, I also prefer not to have "foreign smells" in my bathroom. I wouldn’t mind if someone saw that, but the first two reasons strongly support having a guest toilet for me.

What do you mean about the window in the office upstairs? On which wall would you add it? There is already one planned in the roof.
