Hello everyone,
the two of us have purchased a gallery apartment of about 125m2 (1,345 sq ft) in Bavaria.
The building is an eight-unit complex, and we share the attic floor with another owner.
The apartment has on the "ground floor":
- open living area with stairs to the gallery 57m2 (minus sloped ceiling approx. 51m2 (550 sq ft)), ceiling height here approx. 5m (16 ft) at the ridge
- hallway 7.8m2 (84 sq ft)
- bathroom 8.8m2 (95 sq ft)
- office/guest room 8.8m2 (95 sq ft)
- bedroom: 19.1m2 (206 sq ft)
- west-facing roof terrace
On the attic floor:
- open gallery approx. 10m2 (108 sq ft)
- office approx. 10m2 (108 sq ft)
The 2m (6 ft 7 in) line is marked.
For the gallery, we imagined an open staircase (possibly white) with a handrail only on the wall side, so it doesn’t feel bulky in the room.
I’m uncertain whether the lack of a guest WC and the somewhat small hallway will bother us or be inconvenient in the long run.
Additionally, I would appreciate other opinions on the floor plan regarding its practicality and logic. 🙂
What do you think about the windows? Are they sufficient?
We are still in a construction phase where changes are possible. Therefore, I’m open to any feedback, and maybe someone will spot something we have overlooked.

hampshire14 Dec 2021 13:53No exterior window. An interior window from the living area, positioned high up, coming from the upper office at a normal height. This can be a nice feature in the living room wall, allowing you to pass a coffee through the window or to easily join or leave a secluded spot... Not absolutely essential, but if it fits, a nice detail.

Have a folding ladder installed in the hallway in front of the closets and forget any hope of having valuable space upstairs, other than for (quite a lot of) junk. Get a cross-section drawing parallel to the gable of the building, in case you cannot understand the worthless use of the attic space from the floor plans. The little staircase alone deserves a special award in the category of cabaret and comedy ;-) but the attic space itself is a joke (and an even worse one the more it contributes as livable space at the apartment's price).

Thanks ☺I almost wanted to make a suggestion… and I have to apologize for my advice. A few days ago, inspired by the freshness of your post, I requested an open floor plan of the attic, but nothing was provided, and I didn’t zoom in on any measurements or details afterward.

The standing height is only about 1.65m (5.5 ft) wide, so you really don’t need to plan a full staircase, as I had suggested. Mea culpa! However, if you do find some use for the space under the roof (personally, I see it as more of an emergency spot), then a simple ladder is adequate, but definitely not one at retractable attic ladder level.
