Hello everyone,

We plan to build a house without a basement next year. The budget limit is 300,000 euros. The land is not included in this budget, of course. I am currently working on planning and sketching our dream home.
I would like to ask you to review our sketches.

Hello Singerl,

I find the suggestions from Bauexperte much more practical!
The guest bathroom isn’t cramped into the hallway, and upstairs the bedroom is a proper one where you can actually place your bed...

If you like it, then just build it that way. I’m just wondering how so many awkward corners can be created in such a large space. I tend to prefer square and practical...

But you have to live in it, everyone has different needs, and if it works for you...

What I would change:

- Rather skip the walk-in closet (with your floor plan. I have one, but it’s not just added on) and instead place a wardrobe in a large bedroom.
- Preferably create a full bathroom on the ground floor, and one shared bathroom upstairs. Use the space upstairs as a storage room (for whatever purpose).

I’m roughly laying out the house on my end and will send you something soon. A similar project I’m currently managing is around 400,000 euros, but it includes a green flat roof and a timber frame structure. I’m curious to see what total you end up with.

Hi, since you are building the garage directly attached to the house and it is usually less expensive than living space inside the house, you could consider enlarging the garage and creating a room there as a basement replacement.
This way, you could relieve the planned basement replacement room or make the living room bigger and have more living space.
