Setback: 3m (10 ft) from the street must be maintained
Number of floors: 1.5 stories, currently planned accordingly

Client Requirements
Style, roof type, building type: Classic house with a gable roof
Number of occupants, age: 3 people
Office: Used by the family
Occasional guests per year: 2 guests every other weekend
Open or closed architecture: Open but not too open ;-)
Conservative or modern construction: Classic on the outside, modern inside
Open kitchen, kitchen island: Yes
Number of dining seats: 6
Fireplace: No
Garage, carport: Double garage

House Design
Who designed the plan: Drawing by the construction company, design by me
What do you particularly like? Why? Large windows, walk-in closet, bathroom, semi-enclosed living room, small gallery above the staircase

Open Issues:
Currently, the house is set back 3m (10 ft) from the street (this affects kitchen and guest room). Is this sufficient? Or should we increase it? That would make the garden smaller.

Lighting plan, but this might not be the right place to discuss it in the forum.
We are unsure where to place recessed or surface-mounted spotlights, wall lights, in which rooms, and how many outlets are needed.

I think the staircase is drawn slightly too small in the plan. I need to discuss this with the architect again.

Is the utility room large enough? How much space does the gas heating system take?

On the upper floor, next to the staircase at the back, we want to create a small storage room by adding a partition wall and move the skylight above the staircase. However, this would likely be only 1.5 - 2 sqm (16 - 22 sq ft). Is that worthwhile?

We would appreciate any feedback on our floor plan as well as new ideas.

Hello everyone,

Thank you very much for your contributions. Unfortunately, it is not so easy to plan everything and consider all of our wishes. Attached you will find a site plan of the plot, with the house positioned to the south. The following points led us to this floor plan, as we really tried everything...

- The house should not be too wide to allow for an additional terrace on the west side

- We wanted the kitchen facing the street, but the living room should definitely not face the street

- The front door should be located by the driveway and also not face the street

- We wanted a generous walk-in closet behind the bedroom

- Large windows in the bedroom because there is a forest behind it

- Children’s rooms facing south, bedroom facing north

- The utility room should be connected to the garage

- A third gable to allow floor-to-ceiling windows everywhere

- We had already seen the window corner in the living room and liked it very much

- The kitchen/dining area is 4.10m (13.5 ft) wide to fit a large kitchen island

- A relatively large guest room

- A guest bathroom with a shower

- A hidden cloakroom

And to be able to meet all these requirements and our desired square meter area, I ended up with this floor plan after trying everything. Of course, there are some things we would have liked to do differently, but somehow we really couldn’t find a better solution.

Is it allowed to build over utility lines where you live?
That wouldn’t be possible with our garage.

A carport in the same location, closed only with a storage room, would solve this. By the way, I do not see the plan section shown here in the development plan 105 of the city (?)

First attempt to bring more sunlight into the kitchen and to integrate the spacious existing living area into the main living space instead of losing it to the hallways. I hope I figured out correctly that south is to the left on the plan. It’s annoying when you have to guess everything.

Additionally, the view from the bed towards the forest was prioritized, as well as the utility room on the upper floor for laundry and storage.

Questions:
- Garage and overhead cables to the technical room – maybe just a carport instead, see #15.
- The guest room has become somewhat smaller to benefit the living area.
- Wardrobe cabinet = 150x60 cm (59x24 inches), is that enough? In the hallway, theoretically, a large panel is still possible (I would make a large mirror). But if it feels awkward in front of coats, the 1.5 m (5 feet) wardrobe has to suffice.
- Staircase next to the entrance is not everyone’s favorite. However, I accepted it in my own design as well.
- Window appearance from the outside will probably need to be blended in partially using contrasting colors in the exterior render/plaster (I would outsource that to the designers). 😉

For further ideas, the following questions arise:
- How deep is the building envelope / construction boundary?
- Budget, budget, budget?
- Would an open workspace on the upper floor and a third gable be conceivable?
- Maximum knee wall height, ceiling heights?

Kaho, I think that the left side of the plan (in the original floor plan) is south AND the street; and that the site plan excerpt is oriented to true north, so the orientation of the site plan and the first floor plan do not match.
Therefore, the garage would not be usable as shown...?

I see the orientation the same way... The street is to the south, the third gable is on the west, so the kitchen and guest room face the street to the south 🙂
