About six months ago, I shared an initial floor plan here (https://www.hausbau-forum.de/threads/Grundriss-efh.14267/) for discussion... 🙂 Since then, we have made significant progress and have now decided on a final floor plan for us. Several changes have been incorporated, including suggestions from the discussions here in the forum...
About the plot:
It has now been purchased in a new residential development (completion October). On the plan, it is plot 5 (top left).
- No slope
- Site occupancy index 0.3 (I meet this)
- Floor area ratio 0.6 (also fits)
- Building setback 3 m (10 feet) from edges (except garage)
- Maximum 2 stories, all roof types allowed, almost any architectural style
Homeowners’ requirements:
- No basement (prefer to use the space differently)
- Shed roof => partly 2 stories
- Currently 2 adults + 1 child, planning for another child later
- Few overnight guests
- No fireplace, double garage, open but separated
House design
- Planned by me => serves as a basis for the future architect
- House: bedroom and bathroom on the ground floor will not be finished initially (used as ironing room / office). We will use the bedroom / shared bathroom upstairs for the first years. When the children are older (around 15 years from now), we plan to move to the ground floor...
- Because there is no basement, a somewhat larger pantry, garage + utility room under the stairs (access via a shelf that can be opened on the dining room side)
- Heating technology: air-to-water heat pump, underfloor heating
- Masonry construction (37.5 cm (15 inches) brick, probably filled with perlite)
For now, the main focus is on the floor plan, room layout, and spatial arrangement.
I look forward to many suggestions and critiques.

I definitely like the layout and location of the rooms. Everything also looks spacious enough.
There is still an issue with bike storage if the garage is used by two cars. It will be tight getting them out.
The living area is nicely light-filled, probably the TV as well... but, watching TV is easy enough to do only when it’s dark ;-).
I find the shower in the master bedroom on the ground floor too small; that should be reconsidered. Are the washing machine and dryer located there as well?
I think size and price are your main concerns now. In the previous thread, planned construction costs were mentioned as around 380,000. I’m no expert and only following along here, but I think that could be challenging.

Have you clarified the costs? I don’t like the entrance area. I would remove the pantry, straighten the bathroom, and enlarge the entrance area.
In the dining area, I would consider a strip of windows behind the dining table—only light from the front—since with the roofed area, it might get a bit dark.

@BeHaElJa: We currently have two rough cost estimates for turnkey construction: 380,000 / 390,000 EUR. These already include some of our additional features. However, we are expecting around 430,000 EUR...
Entrance area: We will take another look at this... The distance from the front door to the stairs still seems too small to me...
Dining area: Yes, we have been considering this as well... We even had a full-height glass window there at one point.
Technical room: On the ground floor, the room is 4.8 sqm (52 sq ft) with access from the garage (I hope this will be enough... we only have an air-to-water heat pump).

@kbt09: Bicycle issue: If I make the garage wider, I have to make it shorter. I’m not allowed to exceed 50 sqm (540 sq ft), otherwise I have to keep a larger distance from the property line (because then only 9 m (30 ft) of lot line development is permitted). If I make it shorter, the access from the garage to the house no longer works (unless I make the utility room even smaller). It’s always some kind of compromise :-(

Yes, size and price are still a bit of an issue... We were at 230 sqm (2,480 sq ft) of living space before and are now exactly at 200 sqm (2,150 sq ft) (although, for example, the bedroom and bathroom on the ground floor won’t be finished yet—just the screed floor).
We’ve already removed ventilation system, fireplace, and basement... Hopefully, we can commission it for 390,000 € and end up around 430,000 € (including kitchen)... Most of the other furniture we’ll reuse for now (should still hold up a bit). We’ll do the garden ourselves little by little...
