How do you like the floor plan? Do you have improvements or suggestions for changes? We are unsure if the hallway is okay and we are not satisfied yet with the layout of the main bathroom on the upper floor.

The glass door to the living room would prevent the hallway from becoming a "dark cave." A short route to the kitchen is already provided by the additional door at the entrance.

I think that’s not bad.
I’m not sure if that works structurally, but you could also have just one door for the living and dining room directly by the stairs and maybe move the fireplace to the exterior wall at the bottom of the plan (south?). You might then need to adjust the window arrangement.

Where is the terrace? The garden? Is there a picture or plan of the plot?

In my opinion, the bay window in the house does not add any value. Due to the kitchen/dining layout, it is completely unnecessary downstairs, and upstairs in the bathroom, it could also be omitted.

I find Romeo’s suggestion worth considering, but I would remove the shower on the ground floor.

The suggestion from @RomeoZwo certainly eases the situation, but let's be honest: the location of this enclosed staircase is not at all beneficial for the house. And even if we correct some of the planning errors around the staircase, this staircase still remains, where it really doesn’t belong.

That’s true. Maybe the OP should first clarify whether changing the staircase (and thus the entire floor plan) is an option.

I find Romeo's design a bit better.
However, my initial feeling is that a lot of square meters are simply being wasted. The same living experience could be achieved with fewer square meters, just with a different floor plan.

That said, I am not a floor plan expert. I suspect that using the current layout as a starting point and just moving a few walls won’t get you much further than what is already possible.

It already starts with removing the bay window. It doesn’t benefit you and leaving it out will save you real money. You can easily design the upstairs bathroom well even without the bay window.

I agree.

In Romeo’s design, I would swap the toilet and the utility room. Personally, I really dislike having a toilet directly adjacent to the living areas.

And if the kitchen area is really going to be like that, you’d end up hitting your arm on the wall while cooking, and you can only place a pot or similar items on one side.

With 22 m² (237 sq ft), it can definitely be done better!
