I attended a training course located in the middle of an industrial area between Salzgitter and Hildesheim. There was a large sign at the entrance advertising commercial plots for 20.95 euros per square meter (about 1.95 square feet). And what did I find right in the middle of it?

A really nice single-family house with a double garage, a well-maintained garden, and a large plot of land. But how is that possible? There was no sign of commercial use.

After doing some research, I found out that many municipalities sell commercial land at very low prices, significantly cheaper than regular residential building plots. And there is especially plenty of commercial land available. A house can also be used as a home office, and a business license costs 25 euros. Basically, almost every photovoltaic system operator is considered a business owner.

In my hometown, there are also beautiful commercial plots available very cheaply, with excellent and unobstructed views. Such great residential plots are hard to come by.

This way, you can potentially acquire a very affordable plot, possibly larger in size, and have some advantages. A house with an office can also be classified as a commercial property. Of course, it always depends on the situation. You wouldn’t want to build right next to a logistics company that operates 24/7, though.

In summary, there are definitely alternatives. It certainly varies from municipality to municipality. A business is a business. You register it and then you are considered a business operator. Even a small eBay seller is a business operator.

With this status, you can shop at wholesale stores like Metro, lease a car under commercial terms—which is usually much cheaper than private leasing—and you can build a nice house in an industrial or commercial zone. The municipality will either approve this or not.

You can save a lot of money when buying land and either build a larger and better house or, for many, it offers a way to build at all.

There is nothing stopping anyone from adding a small commercial hall and then renting it out, perhaps for motorhomes or boats. Adding a photovoltaic system to the hall would complete the setup.

The house must be used commercially. And pseudo self-employment, a part-time job, or a company that does not actually use the premises is not sufficient.

That’s all just half-knowledge. I don’t want to exclude myself from that either.

You submit a building application specifying the intended use. Then it’s either approved or not.

Who even knows that you’re only allowed to park your car in a garage, but you’re not permitted to use it for storage, especially in residential areas? Anyone who fills their garage with toys, old furniture, or other stuff usually isn’t allowed to do that. And how many people’s cars don’t even fit in their garages anymore?

Trying it out is how you learn!

If it weren’t possible, there wouldn’t be so many houses in commercial zones. I’m not an architect or a lawyer.

You’ll probably find the law text stating that the majority of income must come from the business for us, right? Please!

Thanks! Nobody here writes that, only you.
You keep referring to the person living in the building.
But it’s not about the occupant! It’s about the BUILDING! It must be used commercially.
I’m out of here. This is pointless.
