I attended a training course located in the middle of an industrial area between Salzgitter and Hildesheim. There was a large sign at the entrance advertising commercial plots for 20.95 euros per square meter (about 1.95 square feet). And what did I find right in the middle of it?

A really nice single-family house with a double garage, a well-maintained garden, and a large plot of land. But how is that possible? There was no sign of commercial use.

After doing some research, I found out that many municipalities sell commercial land at very low prices, significantly cheaper than regular residential building plots. And there is especially plenty of commercial land available. A house can also be used as a home office, and a business license costs 25 euros. Basically, almost every photovoltaic system operator is considered a business owner.

In my hometown, there are also beautiful commercial plots available very cheaply, with excellent and unobstructed views. Such great residential plots are hard to come by.

This way, you can potentially acquire a very affordable plot, possibly larger in size, and have some advantages. A house with an office can also be classified as a commercial property. Of course, it always depends on the situation. You wouldn’t want to build right next to a logistics company that operates 24/7, though.

Developed plots or houses must also be sold again with the condition of “commercial use.” Here, a semi-detached house has been on the market for four months. The wording:
“The current zoning plan designates this area primarily for commercial use, although a residential use in combination is also possible.”
It can be assumed that simply having an office is not enough to qualify as commercial; the business must actually be conducted there (an insurance office is one possibility).

Yep – but with commercial building rights. To clarify for you, here is a brief overview:

And oops – residential units are mentioned there too. But only as secondary use and in connection with commercial purposes.

So unfortunately, your tip is useless. I’m not going to build a gas station just to get cheap land for a house 😉 . Not to mention the neighbors with the arcade and the 40,000 m² (430,000 sq ft) logistics facility with 24/7 traffic.

Sure, sure.

I took the time to find the site plan of a commercial area I know.
We’re talking about land prices of 10 euros per square meter of building land + surveying. In a medium-sized independent city!

But that’s just a side note.

Now to the location!



At the bottom part of the image, there are two smaller plots at the cul-de-sac. From there, you have the best view of the city. Below the site, there is a supermarket, an Aldi, and other shops. Bus stops and the train station are within walking distance.

In cases like this, it’s hardly possible to find a better building plot. The location is excellent! Quiet, close to the city, and at the edge of the forest. As you can see, also sunny. On the opposite side, which is not visible in the picture, there is also a top residential area. Very sloped plots, narrow street conditions, similar distances to infrastructure. But there, the price per square meter is about 200 euros. The plots in the picture are flat but terraced.

However, this was just a suggestion of how you can still get a nice plot without the neighbor being right on top of you. Because what location can you expect in a new housing area with very small plots? It certainly has nothing to do with living quality.

Set up 20 old 20ft containers as a privacy screen (around 70,000 euros) and start a DIY storage business with them. Then place a single-family house for the site manager next to it. This way, you also have a small additional income with moderate commercial impact. 😎
