Hello everyone,
Since I've been thinking about building a house for a few months now, I came across this forum. Over the past weeks, especially here in this forum, I have read up a bit on the topic, but since I was (and still am) completely “Ahnungslos” (clueless), it’s not that easy. It’s almost frustrating before you even know what all the abbreviations mean.

As I have very little knowledge about house building and there are only a few tradespeople in my family, my girlfriend and I have decided that we want to build a prefabricated house.

After several discussions, we have now received a detailed offer from a provider. Since I don’t know if I’m allowed to name the provider, I’ll leave out the name for now, although I would, of course, be interested to hear if anyone has experience with them.

Here are some key details about our planned single-family house in Bavaria:

KfW 55 standard with controlled residential ventilation (Zehnder Comfoair 350) & air-to-air heat pump (Vitocal 200-S)
Usable floor area: approx. 180m² (1,938 sq ft)
Living area: approx. 160m² (1,722 sq ft)
Roof pitch 42° / knee wall 1.10m (3.6 ft)
Braas roof tiles, Roto roof windows, Schüco windows, etc.

A turn-key house (excluding the foundation slab) would cost us about 290,000 EUR (~$),
If we subtract various DIY contributions, the price is around 250,000 EUR (~$), but material costs would then have to be added again.
Additionally, the foundation slab costs about 30,000 EUR (~$) and the carport with garage about 13,000 EUR (~$).

What do you think? Is this a reasonable price, or is it too expensive?

There are huge differences between prefabricated house suppliers, not only in terms of price. It would be helpful if you could mention which supplier you received the offer from (without posting any links). Then I can better assess the price-to-performance ratio for you.

This isn't directly related to the topic, but I always find it so strange and simply ridiculous when "turnkey" houses are offered without a foundation slab. How can a house be considered turnkey without a proper base structure...?

Oh, one more question for the OP: how did you calculate the estimated 40,000 euros of self-performed work?

This is about the company Fischerhaus from Bodenwöhr. As far as I know, they build around 100 to 150 houses per year. In our area, more and more houses from this company have been built recently, and generally, there is no negative feedback.

Well, I did receive the total price. But the price mentioned is only for the house starting from the foundation slab. Additionally, I got two offers for foundation slabs from their partner companies. However, I’m mainly interested in the costs for the house itself.

Plastering, tiling/floor coverings, sanitary fixtures, interior painting, interior doors. However, the materials were deducted here! The pure material costs were also listed separately for me (about 18,000 EUR). So the offer is really detailed and clear. I can’t complain.

Then the price makes sense. Your supplier is a reputable and reliable manufacturer of prefabricated houses. These houses are generally more expensive compared to traditionally built single-family homes due to their production process.

Prefabricated house providers usually offer prices excluding the foundation slab because this trade is not part of their services, or in other words, it cannot be constructed in a prefabricated manner. Buyers of a prefab house are usually aware of this.
