I attended a training course located in the middle of an industrial area between Salzgitter and Hildesheim. There was a large sign at the entrance advertising commercial plots for 20.95 euros per square meter (about 1.95 square feet). And what did I find right in the middle of it?

A really nice single-family house with a double garage, a well-maintained garden, and a large plot of land. But how is that possible? There was no sign of commercial use.

After doing some research, I found out that many municipalities sell commercial land at very low prices, significantly cheaper than regular residential building plots. And there is especially plenty of commercial land available. A house can also be used as a home office, and a business license costs 25 euros. Basically, almost every photovoltaic system operator is considered a business owner.

In my hometown, there are also beautiful commercial plots available very cheaply, with excellent and unobstructed views. Such great residential plots are hard to come by.

This way, you can potentially acquire a very affordable plot, possibly larger in size, and have some advantages. A house with an office can also be classified as a commercial property. Of course, it always depends on the situation. You wouldn’t want to build right next to a logistics company that operates 24/7, though.

A business is a business. You register it and then you are considered a business operator. Even a small eBay seller is a business operator.
With that status, you can shop at wholesale stores, lease a vehicle under commercial terms, which is usually significantly cheaper than private leasing, and you can build a nice house in an industrial or commercial zone. This, of course, must also be approved by the local authorities—or not.

No, you can’t say that. I see your example as a "real" business.

By the way, these are company addresses or hospitality businesses. They are not private single-family homes.

Of course it is possible. But only with a proper business.

Why don’t you want to understand? It has never been, is not, and will not be possible to simply combine a single-family home and hobby garage and call it a business. That is not allowed by the development plan (building permit/planning permission).
Even in your example, the development plan does not allow it. That’s why they built:
- Wholesale meat distributor
- Hospitality business and administrative offices for holiday home rentals (with opening hours and public traffic)
- Construction company with operating yard
- Leisure facility
- IT office
- Construction company
- Property restorer
- Printing company
- Wholesale meat distributor
- Window manufacturer
- Candle retailer
- Freight transport company
- Equipment rental company

No matter which street number you look for, you’ll always find a business—and who would want a 130m² (1400 sq ft) possible floor space with only a manager’s apartment?

Sure, you can also build very cheaply. Undeclared work and, for example, sourcing materials from Poland without VAT.
But if you want to do things properly and follow the rules, not everything is possible. Especially not building a single-family house in the industrial zone (GE).

You can buy materials in Poland at any time. The higher value-added tax is recognized here just like the German one.
You can also have Bulgarians work here, completely officially.

Why these constant accusations?
You just have to make use of the advantages of the EU. We have a large single market.
