I am probably still at a very early stage of my project. Well, at least the building plot is already secured.
At the moment, I am trying to design a floor plan that I could be happy with.
The house is planned as a single-family home including a double garage and an upstairs granny flat.
Optionally, it should be possible to convert the single-family home into two separate apartments without major structural changes, in case we decide to rent it out.
I would simply ask you to take a look and give me all the feedback you have—anything you don’t like or that I could improve.
Usually, you only build once in your life, so it should definitely be right.

Plot size: 636 sqm (6848 sq ft) / 24 m x 26.5 m (79 ft x 87 ft)
Slope: slight incline
Floor area ratio: to be determined individually
Gross floor area ratio: 2.5
Setback: 3 m (10 ft) minimum, 5.5 m (18 ft) for the garage / clearance distances according to BayBO Art. 6 and 7
Number of parking spaces: 2
Roof type: gable roof
Orientation: no preference
Maximum heights / limits: to be determined individually
Owners’ requirements
Style, roof shape, building type: according to the development plan. Rural style.
Basement, floors: possibly a masonry basement, 2.5 floors.
Number of occupants, age: mid-30s
Office: family use or home office? Family use
I don’t think there are any other questions to answer at the moment. The plot size is as stated above, 24 x 26.5 m (79 ft x 87 ft), with the longer side having a slope. Over the full length of 24 m (79 ft), there is an elevation difference of about 1.5 m (5 ft).
I hope the JPGs are suitable, and I have marked the internal dimensions.
