ᐅ Two Narrow Single-Family Homes vs. a Duplex – Are There Other Options?

Hello everyone,

My sister and I share a plot of land (approximately 11 ares), which we want to divide equally.

My wish is to build a narrow detached single-family house on my half, while my sister prefers to build a semi-detached house. For me, greater privacy is the most important factor, whereas my sister does not want to give up on the “width.”

Do you have any ideas on how we can both achieve our goals? We have already considered various options, from staggered semi-detached houses to two detached houses—but neither party has ever been really satisfied. I would appreciate any suggestions. Perhaps someone here has faced a similar decision? Can you imagine a terraced house?

Regarding the floor plan, I have not thought much about it yet. It is important that the living/dining area faces west at the rear and has a full glass facade.

Access only from Sportplatzstraße?
In my opinion, there are only two reasonable options.
a) A detached single-family house
b) Two semi-detached houses

Building staggered will already be difficult because it’s a building line, not a building boundary. Apart from that, is it even allowed to place two houses on one plot? The owner of both houses would then be the landowner. That is almost a dealbreaker when it comes to financing.

Linked houses are actually a whole row of houses. You probably mean the sequence garage/house/garage/house. That would be too tight for me. Better to build them attached. You have enough land to maintain privacy. That won’t really increase with a 3m (10 feet) garage between the houses.

Why would you have more privacy if you can look directly into your sister’s windows from your own?
I don’t understand that argument.
For me, with this layout and the plot, only a duplex would be an option!

Does your sister want to build a duplex with you? And how does she envision the width? With a duplex, you allocate half... .

Please show significantly more than just this small section of the zoning plan, especially without a legend. The plot ratio of 0.6 and the building envelope are contradictory.

Sorry, I misread – two lines and one dot = building boundary; two dots and one line = building line.
