ᐅ Two Narrow Single-Family Homes vs. a Duplex – Are There Other Options?

My sister and I share a plot of land (approximately 11 ares), which we want to divide equally.
My wish is to build a narrow detached single-family house on my half, while my sister prefers to build a semi-detached house. For me, greater privacy is the most important factor, whereas my sister does not want to give up on the “width.”
Do you have any ideas on how we can both achieve our goals? We have already considered various options, from staggered semi-detached houses to two detached houses—but neither party has ever been really satisfied. I would appreciate any suggestions. Perhaps someone here has faced a similar decision? Can you imagine a terraced house?
Regarding the floor plan, I have not thought much about it yet. It is important that the living/dining area faces west at the rear and has a full glass facade.

1461 is a street (Sattlerweg) with a cul-de-sac. If detached houses are absolutely necessary, I would suggest checking with the city whether access via this street is possible. House number 12 also has access to its garage through the dead-end street "Töpferweg." The plots could then be divided into a west and an east parcel. The building boundaries would remain, but given the development at houses number 10 and 20, there might be a chance for an exception here as well, which should also be clarified with the city. Google Earth also suggests that further densification in this area was permitted for newer houses.
Personally, I think a staggered semi-detached house would look better. This would leave a nice, long garden facing west-southwest, without neighbors looking directly into the windows.

Thank you for your reply. We had already asked the city in advance whether your suggestion would be possible — but they rejected it immediately.
From what I understand from their responses, a duplex does seem to be the only reasonable solution....

A glimmer of hope might be that the plot is located at the edge of a zoning boundary. It could be worthwhile to study the planning objectives of the neighboring zones: being at the edge or corner of another zone, I see better chances to apply for a variance towards the standards of that area.
