I attended a training course located in the middle of an industrial area between Salzgitter and Hildesheim. There was a large sign at the entrance advertising commercial plots for 20.95 euros per square meter (about 1.95 square feet). And what did I find right in the middle of it?
A really nice single-family house with a double garage, a well-maintained garden, and a large plot of land. But how is that possible? There was no sign of commercial use.
After doing some research, I found out that many municipalities sell commercial land at very low prices, significantly cheaper than regular residential building plots. And there is especially plenty of commercial land available. A house can also be used as a home office, and a business license costs 25 euros. Basically, almost every photovoltaic system operator is considered a business owner.
In my hometown, there are also beautiful commercial plots available very cheaply, with excellent and unobstructed views. Such great residential plots are hard to come by.
This way, you can potentially acquire a very affordable plot, possibly larger in size, and have some advantages. A house with an office can also be classified as a commercial property. Of course, it always depends on the situation. You wouldn’t want to build right next to a logistics company that operates 24/7, though.

No, that’s agriculture ;-) At least photovoltaic systems are not considered commercial use in the sense of a commercial zone. Let's put it that way 😉 You will likely be denied the building permit / planning permission.

I plan to live in my property myself, but for the next 25 years it will belong to the bank first, and they want their securities as well. And yes, nobody knows what the future holds, but I do want some degree of "security" regarding the house’s value in case I ever need or want to sell it.
I can also share an experience from my circle of friends on this topic:
Friends of ours with two small children once lived in a mixed-use area. They were surrounded by a few residential homes and various commercial businesses (including a freight company). Overall, it was relatively quiet. The infrastructure there was good (supermarket, daycare, school). Still, they felt uncomfortable and isolated, like living on an “island.” I always felt the same way when we visited them. The atmosphere just wasn’t very cozy or welcoming. That’s why they moved out as soon as they could. Of course, everyone has to make their own decisions and set their own priorities. Personally, I’d rather live in a mid-terrace house with a small garden in a purely residential area (for this, I’ll probably get virtual stones thrown at me) than on a 2000m² (half an acre) plot with a large villa between a beverage wholesaler and a freight company. But each to their own 🙂

Maybe it would make sense to just be an official exhibition center for landscape gardeners, fence builders, and garden shed sellers. Or if no one wants to officially accept commissions, register as an affiliate and write your own blog about the developed property with direct links to hardware stores and similar retailers…

However, you need a business license, staff, and experience in self-employment. Otherwise, the place will close down quickly, and you’ll lose your right to the company apartment. If the local authority isn’t completely inactive, you’ll receive a letter from them once the business has ceased operations.
