I attended a training course located in the middle of an industrial area between Salzgitter and Hildesheim. There was a large sign at the entrance advertising commercial plots for 20.95 euros per square meter (about 1.95 square feet). And what did I find right in the middle of it?
A really nice single-family house with a double garage, a well-maintained garden, and a large plot of land. But how is that possible? There was no sign of commercial use.
After doing some research, I found out that many municipalities sell commercial land at very low prices, significantly cheaper than regular residential building plots. And there is especially plenty of commercial land available. A house can also be used as a home office, and a business license costs 25 euros. Basically, almost every photovoltaic system operator is considered a business owner.
In my hometown, there are also beautiful commercial plots available very cheaply, with excellent and unobstructed views. Such great residential plots are hard to come by.
This way, you can potentially acquire a very affordable plot, possibly larger in size, and have some advantages. A house with an office can also be classified as a commercial property. Of course, it always depends on the situation. You wouldn’t want to build right next to a logistics company that operates 24/7, though.

Peter Pohlmann4 Apr 2022 16:30Don’t tell stories here. You deliberately left the stylish houses out of the frame. There are at least 7 or 8 houses in a quiet and nice location on the edge of the field. And you didn’t include the lake either. Please share a wider shot of the picture. Then the view looks completely different. And on the opposite side, where all the houses are, there is also a commercial area. At least a part of it. So please do that.

Just stop talking nonsense.I have no idea how old the photo is, but looking at the buildings that seem more suitable as residential houses, there definitely seems to be something there—apart from the scrap dealer and the window manufacturer, it looks like people are living there almost everywhere.

In that respect, the tip from the professional was and still is a flop. And honestly – I wouldn’t want to live in this neighborhood next to a smelly meat processing plant and a scrapyard.
Only the large sports facility interests me.

It might be a craftsman’s workshop that also has a storage hall or something like that. And the existing settlement at the very top edge of the picture isn’t really any "better off" than the mentioned corner.
The four probable houses to the right of the window maker are also likely well compensated due to their location directly at the edge of the developed area.

At the bottom, you can see where the street ends and the residential area begins. By the way, in the upper left is a model house from Schwörerhaus, which they tried to sell a few years ago. Nobody wanted to buy it for about 500,000€ (approximately $550,000). That was not cheap around here back then.
Now, since the end of last year, this house is on the market again. Its price is in line with other offers. Commercial use is required; with an apartment, it’s legitimate. (By the way, the houses look similarly attractive—mostly brick-clad, with many dormers, divided-light windows, and intricate architecture. You won’t find budget construction here. But see for yourself:
But as I said: commercial use! And they’re not a bargain!
