ᐅ Is the real estate market increasingly forcing families to build their own homes?

Actually, we would prefer to avoid building. Unfortunately, existing properties within a 20 km (12 miles) radius have become quite expensive, and affordable rental houses with small gardens are simply scarce.

Until now, we have been living in an old rental apartment without a garden. We would like to change that, but there is a lack of options. The listings on various platforms are overcrowded with families looking for affordable housing.

Who is familiar with this situation, and how do you deal with it?

Yes, in the area within about 5km (3 miles) around our house, there are exactly 2 apartments larger than 140m² (1507 sq ft) available for rent. In both cases, the base rent is higher than what we pay for the loan, utilities, reserves, and additional repayments...

The latest comments were: "If you don’t have work, you make some," or "Are you trying to build the nicest house in the village?" (which we are nowhere near). You barely get a chance to start digging when you want to plant a flower bed in the front yard.

The main reasons for building a house for me are still: no neighbors sharing walls and having a garden.

Exactly, and if you don’t do anything?
For them, it looks so neglected.
Those people must have money, that’s why they get a landscaping contractor.
And so on.
These are the same people.

We hear a lot of feedback as well. Mostly positive – often from people who tell us how great it is that we’re doing it ourselves; they’ve always had trouble with contractors. The only one who complains – but not seriously – is my mother-in-law. She’s tired of seeing our construction debris pile in front of the house, worrying about what the neighbors think since they’re already talking about it, and so on. But the dumpster is coming soon, so the pile will be gone again.

Last week, my partner cleared out the workshop, and we noticed something very important: we’ve passed a milestone! The magical milestone. For a few months now, we’ve been building up, setting things up permanently, and doing work that is meant to last. Before, we dismantled quite a bit, prepared the site, and had to make several temporary solutions. Now it’s finally getting “real.” The box with switches, sockets, etc. for the temporary setups was happily (!) thrown away.

I’m as excited as a child for the next “milestones”: kitchen, paving, garden development including a sauna (*happy jump of joy*). Oh, how wonderful all of this is <3

Ha, that’s actually quite mild. We were even accused of bribery at the authority, and supposedly we have millions in our bank account. Of course, none of that is true. We’re paying off our debts to the bank like most people, and at the authority, we were simply lucky.

Because rent, depending on the region, can be just as expensive or even more expensive.

Recently, quite attractive buildings were constructed in Beelitz-Heilstätten that fit very well into the ensemble of the former hospital grounds, but they are single-family homes with several hundred square meters of garden.
These can be rented. However, the base rent for these buildings per square meter is higher than what we pay monthly for our mortgage.

I don’t even have neighbors right at the property boundaries.
At least no one living directly there. The closest neighbors with living quarters are 40 and 50 meters (130 and 165 feet) away.
The main reason for us was our landlord (self-absorbed, arrogant) and the certainty that in Potsdam we won’t be able to find a suitable apartment without waiting for years—and continuing to be at the mercy of the first one.
