ᐅ How to Plan a Floor Plan with a Garden Facing East and Driveway on the West Side

How would you envision the room layout here? We have found this property but are still unsure if it can be converted into a single-family home. Of course, I understand that without exact measurements, no plans can be made. Currently, there are no internal walls built in the structure. I’m mainly looking for ideas on how to possibly make use of this unique plot and building.

Our concept:
- 1 bedroom for 2 adults
- occasionally an adult son visiting; therefore definitely a guest room and possibly a guest bathroom on the ground floor, which could also be used independently in old age
- office
- hobby room
- open kitchen and living area with a fireplace

Right side: north side, left side: west side (street)

East side (garden). The unobstructed view will remain due to a water protection area. However, the property boundary only extends up to the orange line.

Great if the existing structure is still in good condition. How old is the house?
Are there any regulations or restrictions?

Bedrooms, bathroom, office, hobby room upstairs.
The rest downstairs. Living areas facing the garden, so towards the east, possibly arranged in an L-shape to also allow sunlight from the west and south.

I would definitely have this assessed by an expert – it seems to have been a workshop in the past. Have the structure inspected, find out what kind of wiring is in place, what needs to be replaced, and what can or must be retained. With a good architect, this could definitely be turned into a charming space!

Beautiful windows and very appealing, in my opinion. Please upload the site plan so we can get an overview of the property. (Google Maps [Satellite] is your friend)
Without an expert inspecting the structure, nothing can really be decided, but it wouldn’t hurt to see what might theoretically be possible. 🙂

An expert assessor is, of course, a given.
We are currently still at the very beginning and considering whether we can imagine doing something ourselves and what ideas might be achievable, since the building and the plot are quite special.

Here are the requested plans. Hopefully, they help a bit more.

Is it oriented this way? Then it would be more of a north-facing garden rather than an east-facing one. Or did you rotate it?
