Actually, we would prefer to avoid building. Unfortunately, existing properties within a 20 km (12 miles) radius have become quite expensive, and affordable rental houses with small gardens are simply scarce.

Until now, we have been living in an old rental apartment without a garden. We would like to change that, but there is a lack of options. The listings on various platforms are overcrowded with families looking for affordable housing.

Who is familiar with this situation, and how do you deal with it?

Why should the social welfare office also show leniency? Homeownership and unemployment benefits simply don’t go together.

If there is a dispute over an inheritance, the family was already broken beforehand. Otherwise, the inheritance process is straightforward: determine the value of the legacy, divide it, and that’s it.

You don’t have to see problems everywhere.

Precautions should be taken for care needs in addition to owning your home.

A private house offers enough space to hire a caregiver (which can be more cost-effective for two care cases than a nursing home or home care service).

A private house can be designed to be threshold-free and partially barrier-free, or it can be modified later. Renting an apartment becomes difficult in this regard. Have you ever tried to find a barrier-free rental apartment?

If you build too large and complex, you will have to work longer and harder on your debt or face financial trouble. A 113 or 125 m² (1,216 or 1,345 sq ft) home with a carport is perfectly fine. Often, dream homes are planned with budgets that are barely manageable given the homeowner’s income.

Inheritance should be divided ahead of time. And if disputes arise, that’s not my concern.

Social benefits, whether unemployment benefits or nursing home subsidies, simply do not align well with homeownership.

Rent or build. The decision is personal. It has to fit your situation now.
Why should I plan for children and grandchildren or dwell on what ifs?

@Thierse I get the impression that you are only here to complain and regularly come up with new worst-case scenarios for homeowners to respond to. What is the purpose of that?

You are basically in debt for the rest of your life, and that debt is to yourself... housing, food, raising children, and various luxuries all have to be continuously earned. Some individuals may be able to live off their wealth until the end of their days, but that certainly does not apply to the majority.

Therefore, income must be generated. Whether I rent or buy my place, it costs money, and that cost lasts until the end of my life. When I look at how much money I’m spending every month, it adds up to about €1.5 million (approximately $1.5 million) in "debt" to the future by the time I potentially reach the end of my life.

Yesterday, the Bundesbank released an interesting study on private wealth in Germany. Take a look at the differences between renters and owner-occupiers. The median wealth for renters is below 20,000 euros, while for homeowners it is over 90,000 euros. There is really no need for further debate. The very high social spending in Germany is also related to the large proportion of people without homeownership. By the way: it is not more expensive to temporarily support someone in your own house than to support someone in a rented apartment.
