Slope: 2 m (6.5 ft)
Floor area ratio: 0.25
Floor space index: 0.3
Number of parking spaces: 2
Number of floors: 2

Open architecture
Modern construction style
Open kitchen with sliding door
Number of dining seats: 6
Garage: two parking spaces in the basement
House Design
Planner:
- Do-it-yourself; adapted by planner to the site
What do you particularly like? Basically everything needed is included; the sloping site makes it a bit more complex; driveway to garage is almost level as is the terrace; the view facing south is nice
What do you not like? Why? Upstairs bathroom is too small; would like walk-in shower and bathtub; widen the building by one meter (3 ft)?
Personal budget for the house, including fittings: 550,000
Preferred heating system: underfloor heating
Hello everyone,
We have a nice plot with a slight slope and want to build a new home. All rooms are basically included in the design, but we would appreciate other perspectives. The upstairs bathroom seems too small at the moment, and the layout feels unbalanced.

I had also considered using the garage as a terrace. However, you then access the property from the south or even the west, which spoils the garden atmosphere with the driveway. It’s a matter of personal preference. I prefer a garden where I can sit outside rather than having smelly cars.

It will be significantly cheaper if you build only a basement level and a ground floor. A basement level is not a cellar. It is a full floor with living spaces facing the side with natural light and utility rooms on the side against the earth.Understood. In that case, though, I would consider bringing in natural light from another side to accommodate the garage, right? According to the development plan, the garage must be located at or within the main building.

Do you have to build a garage? I would only build a parking space or a carport... because of the light.

The garage would mainly be used for storing bicycles, car tires, and similar items This is getting more and more confusing.
Do you mean that, besides serving as a garage for cars, there would also be space for bicycles in the basement? That would actually be fine. Or do you not have a car at all, and the entire space is only for bicycles?
Unfortunately, it’s not clear to me what exactly you want. Do you even know yourself?
A basement for the garage and storage is not unusual or anything like that. I would just be careful not to block the west side with the driveway and access paths.
However, I recall that you didn’t want a basement at all – just that, because of the slope, you have to dig into the ground anyway. You can still plan an underground level as mentioned before. That saves a full story and keeps the cars outside the house. Additionally, it preserves the west-facing garden terrace.
Well, once you know which direction you want to take, just let us know. Then we can revisit the staircase issue.
