Development Plan / Restrictions
Plot size: 650 sqm (7000 sq ft)
Slope: 2 m (6.5 ft)
Floor area ratio: 0.25
Floor space index: 0.3
Number of parking spaces: 2
Number of floors: 2
Roof type: FD
Homeowners’ Requirements
Number of occupants: 2, mid-30s
Office: home office
Overnight guests per year: none so far
Open architecture
Modern construction style
Open kitchen with sliding door
Number of dining seats: 6
Garage: two parking spaces in the basement
House Design
Planner:
- Do-it-yourself; adapted by planner to the site
What do you particularly like? Basically everything needed is included; the sloping site makes it a bit more complex; driveway to garage is almost level as is the terrace; the view facing south is nice
What do you not like? Why? Upstairs bathroom is too small; would like walk-in shower and bathtub; widen the building by one meter (3 ft)?
Personal budget for the house, including fittings: 550,000
Preferred heating system: underfloor heating
Hello everyone,
We have a nice plot with a slight slope and want to build a new home. All rooms are basically included in the design, but we would appreciate other perspectives. The upstairs bathroom seems too small at the moment, and the layout feels unbalanced.

In my opinion, nothing fits together here. The stairs are not aligned. No dimensions. Structural engineering and drainage need to be considered. As mentioned, the stairs are intentionally placed next to each other. It doesn’t seem possible to connect the upper floor and basement otherwise. The dimensions should actually be derived from the grid - these should match exactly.
To be honest, you need to put in a bit more effort if you want useful answers. Is everyone supposed to save and rotate your pictures somewhere just to be able to view them? The measurements don’t match up with the boxes for me. And please draw it neatly. It looks like it was just quickly sketched.

If I interpret the original post correctly and read that there is a planner who adapted the floor plan to the site (as the original poster wrote), it seems more like it was just thrown together because they don’t want to share the plans. But please feel free to correct me if I’m wrong, dear original poster.

The door to the guest room on the ground floor (GF) is positioned slightly too far to the right, and so is the staircase. The staircase on the ground floor needs to be moved a bit to the left.

But please feel free to correct me if I’m wrong, dear OP.As far as I understand, the plans cannot be shared due to data protection and copyright reasons. That’s why they were redrawn by hand.
