Development Plan / Restrictions
Plot size: 650 sqm (7000 sq ft)
Slope: 2 m (6.5 ft)
Floor area ratio: 0.25
Floor space index: 0.3
Number of parking spaces: 2
Number of floors: 2
Roof type: FD
Homeowners’ Requirements
Number of occupants: 2, mid-30s
Office: home office
Overnight guests per year: none so far
Open architecture
Modern construction style
Open kitchen with sliding door
Number of dining seats: 6
Garage: two parking spaces in the basement
House Design
Planner:
- Do-it-yourself; adapted by planner to the site
What do you particularly like? Basically everything needed is included; the sloping site makes it a bit more complex; driveway to garage is almost level as is the terrace; the view facing south is nice
What do you not like? Why? Upstairs bathroom is too small; would like walk-in shower and bathtub; widen the building by one meter (3 ft)?
Personal budget for the house, including fittings: 550,000
Preferred heating system: underfloor heating
Hello everyone,
We have a nice plot with a slight slope and want to build a new home. All rooms are basically included in the design, but we would appreciate other perspectives. The upstairs bathroom seems too small at the moment, and the layout feels unbalanced.

As far as I understand, you’re not allowed to upload the plans due to data protection and copyright. That’s why I redrew them myself. Then you misunderstood something!
These are your plans; if you paid for them, they are your property and you can do whatever you want with them. Data protection becomes relevant only if personal information is visible on the plans, which you must not share without the consent of the individuals involved. Floor plans themselves are not personal data.
It’s not like the address is printed right in the middle of the floor plan.
Take a screenshot and crop the floor plan tightly so that no personal data is visible.
Otherwise, you won’t be able to get much help. By the way, that’s exactly what I did as well.

When creating the hand drawing, please make sure to accurately include doors and furniture. (This should be done anyway, as it’s the only way to see if the rooms fit properly. Two sofas each 1.5 m (5 feet) wide or one large XXL living area make a difference.) Your bed is only about 1.5 m (5 feet) long, many doors are 50 cm (20 inches) wide, and the chairs are 25 x 25 cm (10 x 10 inches) if one cabinet is 0.5 m (20 inches).
Just take individual photos of each, including all measurements (because without them, many cannot be properly assessed).
At first glance, both the hallway and the living room seem unusual... The hallway feels like a lot of wasted space due to the stairs, and the living room might appear narrow and elongated. But without measurements, it’s hard to judge anything accurately.
