our house building plans are gradually becoming more concrete, and I have been moving walls around in the Sweet Home program for weeks. Now we have a first draft that we are quite satisfied with (probably the 3000th version), and I would appreciate your feedback...
We plan to build a two-story urban villa with a hip roof in a §34 designated area.
Size approximately 11.30 x 10.60 m (37.1 x 34.8 ft), living area about 200 sqm (2,153 sq ft)
No basement
West-East orientation
4 persons
Offices: 2 needed, one for family use, one for a home office
Overnight guests per year: 20
Open architecture
Modern construction method
Open kitchen with an island – still undecided
Number of permanent dining seats: 4, expandable to 12
Fireplace – yes
Music/stereo wall – no
Balcony, roof terrace – no
Garage, carport – yes
House design
Planner: DIY
Preferred heating system: still unclear, probably underfloor heating with a heat pump (air source)
It would be great to have a pantry accessible from the kitchen, but it seems too small at the moment, right?
Requested: wheelchair-accessible bathroom on the ground floor
We are still open regarding the staircase design. This draft shows a two-angle staircase, but maybe someone has a better idea.
Do you notice anything that might not work well? Looking forward to further suggestions...

I just took a quick look. Some measurements would be helpful. Also, more information is missing: What about the neighboring buildings? Do you have a site plan?
What I noticed:
Ground floor:
- Guest toilet is very long and narrow; how wide is the room? It doesn’t look accessible!
- What is the distance between the sofa and the TV?
- The dining area seems quite cramped. Measurements?
- Is the right side of the kitchen supposed to have a counter under the stairs? Is an open staircase planned?
Upper floor:
- I don’t like the indentation in Children's Room 2 for the bathtub and the 45° wall.
- The bathroom for the children’s room seems very small again. Measurements?
- Bathtub in the children’s bathroom, only a shower in the master bathroom... a matter of taste… just reconsider, children won’t live in the house forever and then you’ll always have to use the children’s bathroom to bathe?
- As the only bathtub in the house, I find the placement of the tub quite unfortunate, half-hidden behind the wall.
- Overall, I find all the bathrooms in this house too small and cramped.
- The arrangement of bedroom, dressing room, and bathroom is inconvenient.
- The indentations in Children's Room 1 and the master bedroom really aren’t necessary; the library (which seems to be intended as an office?) can be arranged differently.
- What is the small square next to the stairs and the dressing room?
In general, I would say: I don’t like the design, especially the upper floor. I find the layout quite convoluted and not very spacious. The house is about 200 m² (2,150 sq ft). With a house of this size, you can get much more out of it.
This is just a brief impression, without going into the design in more detail. I’m sure other users will share their opinions as well.
