ᐅ Are the costs for a prefabricated garage within a reasonable range?

Hello everyone,

we are planning to build a semi-detached house in 6-9 months and are currently in the initial planning discussions. The construction company offered to include the installation of a prefabricated garage directly in the building contract.

Key details:
3 x 9 m (3 x 6 m garage plus 3 x 3 m storage room)
Colored, electric sectional door
Foundation included
Costs about 14,000 euros

My question is whether this is a reasonable price or if it might be worth contracting the garage separately to save some money. Also, did you have any issues having the garage installed by an external company? Did you arrange this during the main construction phase or only at the very end?

So, we are having the house built as a turnkey project, everything through one construction company. The foundations are also a concern for me because most garage suppliers only offer the garage plus installation, and the foundations have to be provided by the builder.

In that case, I could simply ask the construction company what they would charge for the three strip foundations if they were to carry out this work.

Because we only started with the garage after the house was built, as we didn’t want to block the access path to the backyard.

We had already considered that as well. Since we still have a lot to do in the garden after the house is built, we would always have to go through the garage with everything.

I would seriously reconsider that. It tends to lead to gradually building over your garden. Just imagine if you ever need to replace a few cubic meters of soil, gravel, or similar. Then it becomes a mess, and everything has to be done using a 90-liter (24-gallon) wheelbarrow.

At least until the garden is properly established, I would keep access open for machines and trailers.

Besides, if the foundations become too expensive, just do them yourself. Installing some formwork and steel reinforcement according to the plan is not that difficult.

Not in our case, because they protruded about half a meter (1.6 feet) above ground. When building a house, you usually don’t have the correct height all around the house right away.
