Hello,

I am new to the forum. We are at the beginning and in the planning phase for a single-family house. We want to accept an offer where the house is pre-designed and the plot is already included. A small development with 21 houses is being built.

The developer is called "Allegro-Haus." Has anyone had any experience with this company?

What should you definitely pay attention to when signing the contract?

I am grateful for any good advice!

Should the roof be insulated?
The exterior thermal insulation composite system (ETICS) is sufficient. On the room side, install a vapor barrier!

Yes, just board over the insulation of the ETICS. Under no circumstances lay old linoleum or similar materials on it; it must remain vapor-permeable towards the attic!

Thanks for the tip. How exactly does a vapor barrier work, and how is it constructed in building terms?
Is it possible to cover the ceiling with polystyrene (styrofoam) boards on top of it, or should a more breathable type of cladding be used?

Best regards

Hello Condor, we are planning a townhouse in Dresden with Allegro. Could you please send me a private message with the exact area where you are planning? Maybe we can discuss the details there.

Best regards, Bratac

As far as I know, there are currently two construction sites. One is at Leutewitzer Park and the other is a construction section between Lise Meitner Street and Gompitzer Street. However, activities at Leutewitzer Park seem to have slowed down somewhat.

I know we are currently planning a town villa near Leutewitzer Park. What information do you have regarding the delays in this area?

As far as I know, the advertising board has been standing there for quite some time, I would say at least 3 to 4 years. We were interested in this location back then as well, but decided against it after getting in touch with Allegro-Haus. The best thing is to contact Allegro directly.

Regards and good luck
