I am new to the forum. We are at the beginning and in the planning phase for a single-family house. We want to accept an offer where the house is pre-designed and the plot is already included. A small development with 21 houses is being built.
The developer is called "Allegro-Haus." Has anyone had any experience with this company?
What should you definitely pay attention to when signing the contract?

As you already mentioned, OSB boards are not recommended because their vapor diffusion resistance (sd-value) is even higher than that of chipboard panels. Now that I’ve read your answer, I wanted to ask if tongue-and-groove boards would even make sense in my case. Probably not, since I have to install them as a floating floor. Many experts do this free of charge out of self-interest or curiosity....
Whether with or without land,
whether with or without financing,
whether with or without a show home,
whether with or without negative or positive press on Google... it doesn’t matter at all...
You never really know what is going on behind the scenes...
Insist on at least 2-3 visits to real customers of the builder...
That’s when you get a clear picture... real customers, real houses (not just website advertisements, etc.)
That makes the difference...
Good builders, especially medium-sized ones that don’t work like a production line, recommend this straight away... and rightly so....
I know homeowners who saved over 50,000 and received the same or better quality with smaller builders....
