I am new to the forum. We are at the beginning and in the planning phase for a single-family house. We want to accept an offer where the house is pre-designed and the plot is already included. A small development with 21 houses is being built.
The developer is called "Allegro-Haus." Has anyone had any experience with this company?
What should you definitely pay attention to when signing the contract?

From your words, I understand that you are no longer planning with Allegro. I am in regular contact with Allegro myself but am also looking for information from independent sources, such as directly from the building authority (building permit / planning permission office). What were your reasons for choosing a different provider?

The situation with the plots in the western part of Dresden is unfortunately just as you described. And as for the sales manager, he is exactly the typical type of salesperson for whom nothing is a problem, and technical details only play a minor role. But I have noticed this with many providers. Are you planning a single-family house in the new development area or an individual city villa in the second row on Gompitzer Str?

Allegro is constructing three city villas on Lise Meitner Street.
Also, north of the meadow, a 125 sqm (1,345 sq ft) townhouse is being built in the backyard at Gompitzer Str. 43. Access is via Gompitzer Str. We preferred this over the townhouses directly below the panel buildings of the EWG. However, there was another interested party who was faster. Were you offered a special plot near Leutewitzer Park?

Is a townhouse planned there? The plot seems a bit small to me. Right behind that, 15 single-family homes are planned in two rows, separated by a cul-de-sac. Near Leutewitzer Park, there were still two plots available, but from our perspective, their location was somewhat unfavorable, so we decided against them, especially since the site development hadn’t progressed yet.
