Hello everyone.

Our planning is progressing, and we have put together a floor plan. This was a first rough draft for the quotation phase.

What do you think of it, and what would you change or improve?

We would really appreciate some constructive feedback.

Then explain what you especially like about the floor plan. A north arrow would also be helpful. Site plan, etc.

I have also often seen the term “Golfi”... with that, you should be familiar with our questionnaire: please fill it out, because I don’t see any space here for your 4 children and the grandmother 😉 And please attach the site plan as well.

Even without additional details, quite a few issues can already be identified here.

The living room has a depth of only about 3.7 meters (12 feet) with a length of 9 meters (30 feet). That creates an unusually long and narrow space. Unfortunately, developers often try to make the area look larger by using unrealistically small furniture in the floor plans. The sofa shown is a four-seater and should therefore be at least 4 meters (13 feet) wide. That would be nearly half the length of the room. Take a look at how much space the sofa actually occupies... So my first recommendation: cut out furniture scaled to real dimensions and place it on the plan. You will be surprised at how tight the space actually is.

In my opinion, the living room needs to have a minimum depth of 4.5 meters (15 feet) given the length.

On the upper floor, the access to the walk-in closet from the hallway is somewhat unusual. Why not have direct access from the bedroom?

You are absolutely right. But you can’t turn a small house into a villa. My quick suggestion: the kitchen and walk-in closet are way too large and disproportionate to be efficient. Shorten the kitchen along the exterior wall at the bottom of the plan, and place the guest toilet and cloakroom there. Move the interior wall of the house downwards on the plan to give the living area more space. Upstairs, you can adjust things a bit—it will fall into place. As I said: this is just a quick suggestion.

I also notice that the kitchen island is located quite far from the rest of the kitchen, so you have to keep walking back and forth. To get to the sofa, there is only a narrow passage, and the chest of drawers/cabinet is blocking the way.
