we would like to get your opinions on the floor plans, specifically if you notice anything that might not work or if you would solve something differently or more efficiently. We already own the plot of land. Unfortunately, since the local building regulations do not allow two full floors, we had to apply the three-quarter rule for the upper floor. This is really just the first preliminary draft, so please don’t focus too much on the furniture layout. The furniture was placed freely by the architect. The cadastral map refers to parcels 609 and 610.

Plot ratio: 0.7
Number of floors: 1 full floor

Number of occupants, ages: currently 3 (one more child planned), he 30, she 28, 1 child 3

krachbumms21 Aug 2015 23:19I like the floor plan. Except for two small issues: the bathroom on the upper floor and the limited continuous countertop space in the kitchen.
I think with the narrow bathroom, a rectangular bathtub would work better. I also find the partial walls in front of the toilet mostly unnecessary. Same here. Who or what are you trying to hide, and why? By the way, there are quite stylish toilets available...
For the kitchen, I would plan a single wall plus an island instead of the U-shape with the sink.
This way, you can have full-size pull-out drawers accessible from two sides with plenty of storage space, and the island gives you 60cm (24 inches) more continuous countertop workspace.

Regards, Bauexperte The plan is to install a gas condensing boiler, a storage tank (600–1000 L (160–265 US gallons)) and, if there is space left, a control cabinet.
