Hello, great forum,

we are now also starting to fulfill a small dream of owning our own home. I am very curious about your opinions and experiences.
Currently, we live in a 4-room apartment of 70 sqm (750 sq ft).
We are planning for just under 200 sqm (2,150 sq ft).
We need a room for each of our three children; the house should be functional.
From the outside, it should have a modern appearance.
We would like two full floors with a small flat or hipped roof. Unfortunately, this is not possible, and these restrictions apparently only allow what has been designed so far.
I would like the dormer at the front and the front extension to be larger purely for aesthetic reasons, but the architect says it is not necessary.

Development plan / restrictions
Attached is the third house/plot from the top.
Plot size: 700 sqm (7,535 sq ft)
- Minimum distance to the street is 7.0 m (23 feet)
- Building depth is 12.0 m (39 feet)
- Orientation MUST be ridge side facing the street according to the development plan
- The eaves and ridge heights follow §34 of the Building Code, i.e., as high as the neighbors. We can include the basement (cellar) for the floor heights of the ground and upper floors.
- However, it will not be a two-story building! I estimate the knee wall / dwarf wall currently at about 1.0 m (3 feet)! (For an exact statement, the eaves and ridge heights of the neighbors would have to be measured.)
- A plaster facade is NOT required; it can be fully clad in brick or masonry
- Roof pitch may be between 45 - 52 degrees
- No basement possible due to peat soil and groundwater issues.

Number of people, ages: 5 people aged between 2 and 35
Space needed on ground and upper floors
Office: Family use or home office? Home office

Number of dining seats: 8, and there should be a breakfast nook in the kitchen

What do you particularly like? Why?
Width of the hallway downstairs and the entrance area, the view to the living room from the entrance.
Passage from the kitchen to the utility room with pantry

What do you not like? Why?
Everything seems very tight, or maybe that is just an impression.

Price estimate according to architect/planner:
450k

Personal price limit for the house, including fittings: 550k
Preferred heating system: Heat pump or gas heating

If you have to give up something, which details/extensions
- can you give up: Currently, we can only imagine not finishing the attic first.

Hello, thank you for your thoughts.
We need a large office downstairs since both work from home, and the office can also be used as a kind of guest room.
A living and dining area for at least 8 people and a kitchen with dining space that has access to a pantry.

Preferably, we would like a straight staircase, ideally not immediately at the entrance.

A cloakroom, hot water tank (HWT), and technical room.
Upstairs, we need three children’s rooms between 13–15 sqm (140–160 sq ft), a bathroom for all, and a master bedroom with a walk-in closet.
There should also be a standard staircase leading to the attic, which could be used as a playroom.

The plot size is 600 sqm (approximately 6,460 sq ft).
The front faces west, and the back faces east.
The house may only be built as a single story with a pitched roof having a slope between 45° and 52°. The eaves side must face the street.
A footprint of 12 x 12 meters (39 x 39 ft) would fit well.

Attached are some changes that have been made.
The bay window will be adjusted with the dormer above so that it looks harmonious and the corner below will be squared off.
The office door from the hallway will be removed since it is not needed.
Possibly, laundry and drying could be moved upstairs to the storage room, but we are still undecided.

Where does the fifth person sit in the kitchen?

Have you seen my suggestion for the kitchen? Make the bay window 60cm (24 inches) wider, then it will fit.

The cloakroom is insufficient for 5 people.

The office doesn’t need a second door.

Have you seen my kitchen proposal? The bay window should be 60cm (24 inches) wider to make it fit.

The wardrobe is insufficient for five people.

The office doesn’t need a second door.

Is this what you mean?
The bay window is actually the same width, right?
You moved the wall in the kitchen closer to the utility room.
But does the equipment still fit next to the pantry in your proposal?

I think so. You can always try a bit of Tetris.

Otherwise, you still have space in the attic.

@hanghaus2023 .. honestly .. sure, you can build the kitchen like that, but it’s still not a kitchen for a household of 5 people in a house over 190 sqm (2,045 sq ft). Just one narrow bottleneck. It’s about 380 x 260 cm (12.5 x 8.5 ft), if I remember the dimensions of the area correctly.

Here are 3 kitchen floor plans –
first, a true open-plan kitchen where cooking and dining are combined, living area is elsewhere in the house, and cooking with several people is possible

About 422 x 340 cm (14 x 11 ft). On the right is a bench where two people can sit, entering from the top or bottom of the plan, intended for casual dining. The kitchen island could theoretically have less storage space to allow for two chairs to be added on the bottom side of the plan. Bottom right is the passage (sliding door) to the dining room. Kitchen designed for 2 people.

The 263 niche is too narrow.

If you place a sink unit at the bottom of the plan, it needs to be at least 80 cm deep (31 inches) so that the distance to the island isn’t too large and there is still room to pass through to the dining table on the right. The circle marks the problem area. If the niche is wider, the island can be a bit longer and the sink unit a little less deep.
