Hello everyone,

So far, I have discussed my topics in the thread "Procedure for Single-Family House New Build on an Existing Plot."

At your request, I have now created a new thread to show you a draft floor plan.
I would appreciate it if you could share with me any observations you have. We have an upcoming appointment where we want to provide the architect with our comments, change requests, etc.

Thank you very much and best regards
Floor plan: kitchen on the left, dining area, staircase in the middle, living room on the right, bathroom top right.

Floor plan: sauna on the left, central staircase, living room on the right; aviary top right.

Floor plan of a house with garage, two parking spaces, living room, kitchen, bathroom.

Floor plan of a small apartment: central staircase, two rooms on the left, kitchen on the right, 30° view.

Hello Katja,

thank you! Would that be two L-shaped blocks with a long slope running in front of them? A railing above the L-shaped blocks would certainly be necessary. I’m happy to take this as a suggestion.

Best regards
Um, the thanks go to @hanghaus2023. I would even make it flatter so you can walk down it, I think.

No. I didn’t write that just for the sake of a silly comment. It’s really more cost-effective. Artificial lighting can be created with color temperatures that don’t distort colors. But on the other hand, there is no sunlight without heat radiation, which unfortunately stirs up dust. With a window in the dressing room, you’re essentially limited to closed wardrobes.

Do you mean you want to design the dressing room as a walk-in closet? That would be a completely different concept. Then you would definitely need a door to the bedroom, which famously doesn’t fit anywhere. Maybe rotating the hallway will improve the situation—I’ll take a look at it this evening.

It hardly gets more of a no-go. Am I correct in assuming he noticed it last?*

In defense, I have to say that the wish for a fireplace/stove was mentioned in the initial conversation but was not documented. So this was only included during the revision of the first draft. I will pass on how he intends to solve this or how the fireplace can be accommodated alternatively.

Then why design it the way it is drawn at all?

Of course, the goal is to plan it as far as possible so that it ultimately stays that way. I mainly wanted to express that at this early project stage, with costs still to be influenced, it is not yet of major importance.

By the way, I’m missing a statement about which walls are actually going to be masonry.

I can gladly have that confirmed once more. At the moment, I’m especially unsure about the walls of the guest WC and storage room. Otherwise, my understanding was: upper floor timber frame construction, everything else masonry.

I would be very happy to receive suggestions on this as well as for the bathroom layout. To be honest, the corridor and staircase on the upper floor are actually our Plan B, and initially, we didn’t like the central corridor with all the doors leading off it, but we’ve gotten somewhat used to it. Plan A or our wish was an entrance and corridor like in the house “Juno,” but according to the architect, this would require more space and lengthen the house further to maintain the room sizes.

Which Juno? I don’t see any with a gallery.

Which Juno? At first, we wanted to have a staircase and hallway on the upper floor similar to the Juno house from Fingerhaus. However, this was not implemented as planned because the house would have to be larger or longer.

Which Juno exactly,
There are several Junos from Fingerhaus.
