Hello dear forum members.

I have been quietly following for some time and would now like to take the opportunity to gather some tips and advice. We are currently planning our house and would like to share our initial drafts with you.

We are completely flexible in the planning and want a functional home for 4 people. Important features for us are a kitchen island, fireplace, and walk-in shower on the ground floor.

We would appreciate any tips and suggestions, as we have never planned or built a house before.

Why did the design turn out the way it is?

Are there any measurements for the plot? According to the first site plan uploaded, there seems to be a parking space planned as well.

The orange area shows the effective range of the air-to-water heat pump.

The site plan initially had the first design roughly overlaid, but the measurements can be seen.

Are there any measurements for the plot? According to the first uploaded site plan, there seems to be a parking space planned as well.

The parking spaces in the above B plan must definitely remain exactly as shown according to the municipality.
The terrace is planned behind the garage marked in red, basically in the angle between the house and the garage.

Where is the rear building boundary line located? How many meters is the building zone?
As I see it, the house can be up to 10 m (33 feet) wide up to the double garage driveway at most.

As far as I can see, the house can be up to 10 m (33 feet) wide at the double garage driveway.

The building envelope is 12 m (39 feet) deep, with a 3 m (10 feet) setback in front and on the sides from the road and neighboring property.

We assumed the house width as 13.46 m (44 feet) up to the driveway, then subtracting the 3 m (10 feet) setback from the neighbor, which leaves 10.46 m (34 feet) for the house. We then rounded to 10.50 m (34.5 feet) for the house width.

And the heat pump is supposed to be installed within the setback distance to the neighbor, who will likely not have a garage there but will have their southeast side facing that direction?

Actually, that is exactly where their garage is located, or is currently being built. (boundary development)
